i did a lot of the work myself, DIY.
since some of the implementation is quite unusual. contractor either say kenot do or quote exorbitant amount.

like 2 separate piping rainwater and treated pipewater to all the bathrooms.
5 type cabling (low voltage DC, high voltage DC, CAT5e network lines, single phase 240v and three phase 415v).

Avoid flat roof if you can.
1. It's a hassle to maintain
2. It'll leak in our weather. Not compatible with hot and heavy rain weather like in our tropical climate.
3. Higher chance it'll get clogged with dead leaves and flood on your roof.
4. It's more expensive to build compared to other roof
5. Its heavier and require stronger foundation, more cost
6. It's hotter, takes longer to cool down, higher heat retention, AC cost will be higher.
7. Smaller crawl space making it a lot more difficult to access if something goes wrong

Unless you have a good reason of doing a flat concrete roof, best to avoid it

spent about 400k-ish with all the toilet finishing, lights, fans, etc.

Some of the contractor quote is quite far off from my projection.
Since i'm quite familiar with material prices and frequently do small works myself, i could predict their rough profit.

like the cheapest i was quoted for electrical wiring (just the single phase and three phase) is RM25k
so i hired an untrained kampung kid to help me and did it myself.

used 5km of cables.
worth it.

go and ask your local council.
some of the rural areas they don't require any approval to build.

my local council says just build it no enforcement. i went there to ask, spoke with one of their officer.
it's rural area with no facility. no garbage collection, no grass cutting. they don't do enforcement here since they don't provide facility and overlapping jurisdiction between local council, JPS and MADA.
MADA does most of the maintenance and enforcement.

electricity can apply normally through local contractor.

total floor area is nearly 4000sqft.
so at 100psft you will hit 400k anyways.

sure you could save a bit more by making compromises.
but at 100psft and DIY, i get to use these 600mm tiles

done correctly, there will be no moisture.
there will be no smell.

i have 5 bathrooms all with toilets.
no smell whatsoever.
no moisture and water dries really fast.
you could do bathrooms back to back and share majority of the plumbing and outlets between both bathroom. i did that in my house.

That will probably reduce some direct UV exposure to the concrete and waterproof below it. There must be a way, people put a swimming pool on condo now, surely there's a way.

soil is heavy. to put it on your roof you need strong foundation and better reinforcement.
and do consider water seepage, soil blocking the rainwater downpipes and maintenance.

why not have a normal roof and put the garden on your lawn tongue.gif

before building mine, i went and see a contractor that builds the IBS houses.
i did considered IBS, these insulated panels and composite material with steel support.

got quoted above RM100psft. like 130-150psft
with their downsides and disadvantages, i skipped.
but maybe prices have come down now.

another alternative if you want good heat insulation, you can take a look at AAC.

people usually call them 'bata ringan'.
can use traditional construction method, but using different brick type.

Whats the DC cables for? Solar panel wiring?

Single phase is for generator?

such design have been used for decades in rural areas with no sewage systems in place.
try and find UN recommendation for rural toilet sewage design. these types are even suggested for use in india by the UN.
