Investment Eco-First CSL Highest Service Residence, Trion 1 KLCC view fully blocked?

Tallest residence building in KL currently? DO approved lagi tu.. So trion 1 buyers who bought KLCC view for premium pricing, how does they feel when majority of the view got blocked by this building..? the trunk roads inside CSL can tahan this volume of residence units or not oh ohmy.gif ohmy.gif

Chan sow lin is an industrial area. Heavy industrial area. boggles me who would want to stay there.

well to be fair, its in the midst of transformation, alot factories also moving out from there and the owners all looking to sell their lands to developers.. the sales rate of trion 1 and 2 proved there are certain level of demand for residence there

kesian trion 1 buyers with KLCC view, i rmb it cost around 20k-30k premium compared to non klcc view when i visited the showroom 2 years ago

Trion 1 won't be affected so much, they're located on a different road and the building location is slightly diagonally located relative to EcoFirst. At worst it'll be an "eyesore" on the right side. RIP TRX view though.

The ones most affected is actually Trion 2's Tower A residents, the ones facing Northwest will have their view directly blocked laugh.gif

I don't recall, I wasn't interested in that side at all because I only wanted Type C which is strictly Tower B 😅

Most of the buyers (myself included) of property in this area are hopping on the bandwagon about DBKL's transformation/revitalisation plan for CSL.

1.2b/1620 units = 740k gdv per units
Assuming they give 10% rebate, that's 666k nett gdv per unit.

Is property bullrun finally here? XD

lets see they can achieve the same sales status like trion or not... lol... hopefully their DNA is better than one residence... one residence selling you expensive stuff but with affordable apartment design... thats the worse...

Yikes. Considering that they're claiming to build studio/small units, that's really not that cheap.

Investors of smaller units in Trion/Trion 2 might benefit from likely higher asking rental price, but the area will have several thousand units competing with each other on getting rental.

Asking higher rental price works only if the demand is there.

Thousands of buyers of trion 1 and 2, total units 1944, lets assume you take 50% as investors, then take 50% of those investors renting out on iproperty, which is 486 units.

1 page of iproperty can have 20 listings, both projects can amount to 24 pages of rental listings.

Buyer A put 2500, buyer B put 2450, buyer C put 2400 and so on...

Tenants search by "lowest price"...

Hence the "but" 🤣🤣

But hopefully the buyers had taken the fact that CSL is mostly parcel development into account and that this kind of new project can and will happen. Just pity that those who paid premium view have lost that KL skyline view.
