Investment Sunway Velocity 3 Incoming?, One of the most powerful land in area

would this land better than the existing sunway velocity 2? since its freehold, facing a mall and also connected to mrt station.. seems like a good location, but I'm sunway going to sell it more expensive than one cochrane psf wise..

That kind of freehold parcel will most likely be developed into a residential property of some sort, given Sunway's already established presence in the area and the high demand for residential property near KL/TRX.

PSF, foresee it'll be competitive, since it's not like Sunway is cash poor or struggling. The area is not THAT high demand that they can demand a high PSF price, despite the proximity to city and amenities.

SV2 came out to kill SV1 with it's pricing.

Now, Sunway comes out SV3 with Freehold and want to jeopardize SV2 laughers with few k units along the road?

very nice land indeed, but could be selling density like SV2 and higher than one cochrane maybe, the demand for this location is good, but then rental demand not that sure, since expat have so many choices around TRX KLCC itself? why all wanna flock to rent this area?

A real head-scratcher for Boustead to sell One Cochrane at RM 1,xxx/sf if you ask me. I still recall months prior to its launch, they were targeting RM 8xx/sf, but not sure why their management decided to opt for the former pricing and stuck with it since then, with rebates of up to RM 20k only, regardless of which unit you pick. Even their previous residential high-rises in Mutiara Damansara weren't selling at that price when they first launched. But the sales staff there was boasting that this is the same sales tactic they carried over from their previous projects and it sold quite well at that time. hmm.gif

they don't need to be sold out on day 1, can just sell slowly while building as long as they have holding power. Profit maximization

Price too "exclusive" and location too odd already haha

It's a bit different product compared to their recent launches which is more affordable price range to M40 income bracket laugh.gif But seems like sales although lukewarm managed to cover cost at least. Construction going smoothly.

Serene really more for diehard PJ lang who like Sunway brand laugh.gif the units all big big not very investor friendly, only ownstay will consider to buy here.

This place is going to to be the next mount kiara, for the density. With the high plot ratio of TOD land and vacant land next to the project by Binastra and UDA Holding, do expect a few more thousand units coming up in the next 5 years.

The rich foreigners who move there all got $$$ or subsidized by company 🤣 MK/DPC is one of the few places where they can buy (exceed 1mil), and most don't mind/enjoy driving or employ drivers, or they come to Malaysia for retirement so it's not important for them to live near city.

How many lrt station gonne have future 5 to 10 years, how many malls around your housing area soon? Last time developer very heng sell you klcc view, is d same tactic.

if its fully integrated then its actually worthy to the property.. if just a single project connected to a station, then it really have not much impact on appreciation.. but rental rate will always be better than the nons...

It’s the atypical marketing sales tactic. Loss leader, break even then cash cow. That they managed to pull it off during Covid is a testament to their sales strategy. It’s the atypical FOMO at work. But the product genuinely has to be seen as good which was the case with Velocity and Belfield. The other launches like Serene, D’Hill etc seem to just have an average response.

Boustead has all it takes to overtake Sunway Velocity development in Cochrane development,after years of progress, one shd realise that location is not the top priority when “investing” real estate in KL, the developer factor and the demographic are far more important if you are looking for future appreciation and “旺” factors

but mgmt in boustead.... too far away from Sunway in term of management capabilities... look at LTAT investment portfolios then you know already... pharmaceutical also can go into PN17 lol... all the wasted potential for this area...

I start to get ads for Sunway Velocity 3 already 🤣. I think for own stay and public transport takers, really convenient. But for investment, too much competition in that area already.

Hi all sifus here please help.
2 bedrooms or 3 bedrooms is better for investment purposes? I believe 2 bedrooms are easier to rent out and the PSF is much lower which leads to higher rental yield, but the capital appreciation might not be that high compared to 3 bedrooms.

If you look at old development standards, 400 units/acre was the cap and considered very high density already. Commercial plot ratio calculations have done away with this unless it’s a purely residential title property then the old standards apply.

Yes that’s why landed is even more prized now. The airspace above is almost invaluable when you can infinitely stack vertically.

The real science is the design and build quality to not make it feel like a chicken coop.

Sunway generally are spot on with their pricing. They had to go really high dense > 400 units/acre to bring down average psf.

How is the quality of their workmanship? I noticed in the 2023 annual report that the company seemed to have incurred losses last year.

To answer - well, as you know, times have been rather bad for contractors, losses are considered quite normal during the last few years due to Covid and then the rising cost of materials, delay of projects etc... anyways, there were some losses at our side due to lower margin projects previously, caused by increase in cost of materials.. extra levies... logistic taxes... Hamas-Israel war also disrupt the world supply chain... previously Russia attack Ukraine also affected as the global oil price go up.. our weak ringgit... well , i believe the worst is all over now, this year onwards should be seeing much better numbers...

quality of workmanship?

for some recent top scores... we scored 86% QLASSIC at South Brooks n 86% at Capri Hotel Imbi. If you look at our project list - we are doing mostly only the higher-end luxury projects, including Noora, Allevia, Maya Ara... so, I believe the project is in safe hands.

for some recent top scores... we scored 86% QLASSIC at South Brooks n 86% at Capri Hotel Imbi. If you look at our project list - we are doing mostly only the higher-end luxury projects, including Noora, Allevia, Maya Ara... so, I believe the project is in safe hands.

consultants now redesign certain parts also... water leak through the window also due to opening too big, they need to do the window coping to prevent. water leakage through wall and soffit side - that one is due to the other side water ponding (cos water outlet too small), hence ponding and caused this...

All these leak issues, I feel due to drainage insufficient or too small or too much bends slow down flow. End up water back log causing flooding. The flooding will seep into all possible voids and cracks. Windows leak is just the seal, report as defect and they will resolved it.

Once the drainage is resolved, all these leak should not occur. Also, recently we have been hit by lots of freak storm.

Last night Kajang town flooded, even they have deepen and widen the river. So there is some occurrence that can't be avoided. If you design it for 100yrs storm data, it would be too costly. Easily you may need to pay 1.5 to 2x the cost now. So you need balance of optimum design vs feasible cost.

Sunway Construction does a bunch of the main company’s projects. Maybe it was more feasible cost wise to get an external contractor or their book is just really full given the number of launches they have concurrently.

Many unaware when mall closed the bridge link into mall to MRT cannot be used. U need to walk to una and pdrm then reach front of aeon MRT.

I used to be Chi Fitness member, so I know their doors are shut. Don't believe me? You go try at 6.30am typically time to go take MRT to work. thumbup.gif

went to the show room yesterday, many units are still very empty specially type A, from floor 9 to 60, probably around 10 units of type A were booked, in tower A.....and many units are still not yet open for sales for type A, B and C

Anyone compare this with The connaught One? Both MRT projects by reputable developer. although Sunway location is alot better but the price psf also lower for CO1

what i know is it's a prime area and 1st launching for V3 was still selling like a hot cake. Tourist is booming especially for China visitors.

workmanship acceptable and service by developer defects team is top notch. Comparing data with V2 that just VP not long ago.

This is just the beginning ....

Velo3 phase 2 another tower (red).
UDA land is coming (pink).
Sunway Cochrane is coming with commercial + residential.
Also, the land beside Sunway Cochrane is coming with XXXXX, future demand for rental is higher than now (hearsay from Velocity Sales Gallery). Anyway, investment is about insider info + hearsay 😂

20 years ago, mont kiara was the condo township to live in. many popped up... all the rich lives there.

now, the condos are all with old design, and looks OLD. and price has been stagnant. People moved elsewhere. I don't see how it will recover from there. The same with many old condos in some posh areas, price doesn't grow anymore.

SV area now cropping up with many close to 1 mil/ unit price tag, also thanks to influx of foreign buyers and its close proximity to public transports. How many units are there in that area with all the condos we have mentioned. What will happen 10-15 years down the road.

Even SV1 is now unattractive to some people as it's 'old' with some cement by the wall chipped off, doesn't help when it has many units used as airbnb.

Don't quote me, I am not good in properties. If the whole area grows and the condo can be maintained well, then that is great. But all those LH, what will happens after 20 years and the issues above as I stated.

By the time MRT3 complete most likely 7-8 years later (my opinion), houses in MK would be even older. Anyway back to SV3, main selling point is the township, it has everything you need and if you want to go elsewhere, just take the MRT

Tower B better than Tower A, Tower B 568 units only

So Type A total have 624 units, Type B total have 832 units & Type C have 156 units?

SV3 suitable for ownstay? Mostly is 3 bedroom units

Information from SA in September:-
Type A in Tower B are all sold, so open some units of Type A in Tower A.
Type B in Tower B NOT fully sold, so Type B in Tower A not open yet.

I would say yes good for investment because of proximity to trx. In addition, it has many amenities nearby ie college, hospital, mall, and lrt /mrt.

Hi, any has done comparable analysis between sv3 and sv2? Layout seems similiar for the 3 bedder. Sv2 maybe has better accessibility to jalan peel while sv3 need to pass nearby school road.

last few weeks pass by velocity mall, inside there was the booth, 3 bedder starting from 700k with 1 carpark, 2 carpark I think need about 750k and above?

Shopping around SV Nanjing Street in her pajamas.
No wonder the salesperson kept saying SV2 and SV3 were so convenient. Just walk downstairs and you'll have everything you need ... without changing the attire!

is normal, it takes some time and criteria to apply bumi release like construction need to reach 50% or 70%, and few more criteria

That doesn’t quite make sense. The sign states Block A (831 units), Block B (779 units), and Block C (727 units).
The Block A of Velocity 3 have a total of 1,036 units, while Block B has 568 units. The number is not matching

Tough competition
