That kind of freehold parcel will most likely be developed into a residential property of some sort, given Sunway's already established presence in the area and the high demand for residential property near KL/TRX.

PSF, foresee it'll be competitive, since it's not like Sunway is cash poor or struggling. The area is not THAT high demand that they can demand a high PSF price, despite the proximity to city and amenities.

A real head-scratcher for Boustead to sell One Cochrane at RM 1,xxx/sf if you ask me. I still recall months prior to its launch, they were targeting RM 8xx/sf, but not sure why their management decided to opt for the former pricing and stuck with it since then, with rebates of up to RM 20k only, regardless of which unit you pick. Even their previous residential high-rises in Mutiara Damansara weren't selling at that price when they first launched. But the sales staff there was boasting that this is the same sales tactic they carried over from their previous projects and it sold quite well at that time.

there are reason they are not succesful as a developer not everyone have the talent for this field... should just stick to what they are good at instead of trying to branch out

they don't need to be sold out on day 1, can just sell slowly while building as long as they have holding power. Profit maximization

Sunway tactics is always hold desired units in "reserve", let early bookings run wild with rebates and book the less desired units, then release the rest with higher price. They did this with SV2, and Belfield had something similar where their 2nd tower had higher advertised price.

Also it's an open secret that their buyers often are repeat buyers loyal to the brand or their own group staff + staff from selected banks and other big companies with biz ties to Sunway, boosted with incentives like referral programme Word of mouth advertising does half the work for them.

this what happens when you established a brand in the market and faithful buyers will follow you everywhere... just too bad they cant replicate the same for their sunway serene... haha

It’s the atypical marketing sales tactic. Loss leader, break even then cash cow. That they managed to pull it off during Covid is a testament to their sales strategy. It’s the atypical FOMO at work. But the product genuinely has to be seen as good which was the case with Velocity and Belfield. The other launches like Serene, D’Hill etc seem to just have an average response.

Serene n D'Hill are too expensive and/or remote location to roll with this strategy.

Sunway will launch it next year? There are 2 blocks - Block A (476 units) - Block B (476 units). Total is 952 units.

Why Sunway seems to be taking a leaf out of the Exim/Mah Sing book and building so high dense.

Boustead has all it takes to overtake Sunway Velocity development in Cochrane development,after years of progress, one shd realise that location is not the top priority when “investing” real estate in KL, the developer factor and the demographic are far more important if you are looking for future appreciation and “旺” factors

Yes. According to the Sunway staff I collected the keys for my SV2 unit from.

The other Sunway plot closer to the Cochrane MRT station is something else.

I start to get ads for Sunway Velocity 3 already 🤣. I think for own stay and public transport takers, really convenient. But for investment, too much competition in that area already.

pretty far to walk to MRT3 also u need mall to open else the bridge link from Block A and B into mall might be closed before mall opens. unlike block C and D bridge link is open 24hrs.

also, velo 3 road access is shared with school, so during peak hrs can be bad. price is reasonable but such a small plot for 1500 units is going to be congested. per block lifts need to be at least 8 lifts, else going to be a nightmare. actually the lift should be split to high and low floors. maybe total 9 lifts, 1 bomba, 4 high floors, 4 low floors. then would be efficient.

target price RM900 gross and nett after early bird rebate indicative at RM830/psf + free kitchen cabinet. Checked the rental there is around RM4.2 -4.5 psf which at this price will give >6% ROI. SV2 now occupancy rate around 40% just few month after VP. Checking out their show units this week

2 bedrooms or 3 bedrooms is better for investment purposes? I believe 2 bedrooms are easier to rent out and the PSF is much lower which leads to higher rental yield, but the capital appreciation might not be that high compared to 3 bedrooms.

plot B is behind the school padang, right next to Lavile. The one behind V2 block C & D is by UDA and UDA will be developing the land, saw their hoarding is up.

FYI above 400 units per acre is not considered suitable for residential purposes. These aren’t studios either.

Agree with you fully. The permissible plot ratio just hit new high Y2Y.

Even M vertica only 320 per acre. This will be super dense.

Plot B seems to be better then Plot A as nearer to shops and access road.

If you look at old development standards, 400 units/acre was the cap and considered very high density already. Commercial plot ratio calculations have done away with this unless it’s a purely residential title property then the old standards apply.
