For the insurance, the point is whether you need to factor it into the loan or you can pay lump sum yourself. Because if you add it to the loan, you'll need to pay interest for insurance for the entire loan tenure!
So it is best if the bank allows you to buy your own MRTA. (without adding it to the loan)
