 Is this a good time to start as a REN?, Real Estate Negotiator / Agent

I am 30 this years and working in the accounting/finance field.

Currently thinking for a career change so would like your opinions or tips if this is a good time to be a Real Estate Negotiator / Agent?

Can I know what are the pay structure typically looks like? Do they normally pay basic salary?

I have some fairly understanding in digital marketing and would like to use this skill to generate leads.

Thus, I prefer making appointment with potential clients instead of standing in property fair, is this possible?

I starting as REN when I am 30, was in food industry and marketing line before. The beginning of REN is mostly difficult or suffer, as u will feel stress as mostly no basic for first 3-6 months (if you doing new projects, unless u do rental then comm come faster; or u join some company that says will issue comm after you converted the case with some T&C). But once u survive thru it, u mostly be okay, especially if you know how to do ads on online platform and you dare to invest in ads, then when u got consistent clients and consistent comm, you are on the right path to go. 1st year is crucial and it's important to build a good foundation within the year and best if you got a good team as companion to accompany you and motivate you to go thru your property journey smile.gif

By the way, as these 2 months got Home Ownership Campaign, a government incentive for home buyer to save stamp duties before June, expected sales will be better within these 2 months, so u may join sooner wink.gif

I cake 50 Agents selling . You see can do or not . What makes you different from the rest . Especially there are many old snakes . Not easy at all but you can give it a try . All the best

Anytime is a good time to buy property.....albeit a drop in transaction volume and value.

Average of 810 transactions per day.

Average of RM328mil transactions per day.

Assuming all transacted by rens / agents, average commission is RM9.8mil per day excluding tental commission.

not only that the first 6 months the income is minimum & uncertain, you need to spend on marketing i.e. advertisement to general more inquires.

so u need to estimate at least 6 months buffer (your own expenses plus cost of doing property sale)

Beware that now consumers are smarter now due to internet. They only need RENs to do the paperwork and provide bankers.

And the competition is strife, imagine 10 agents bombard 1 customer whatsapp with the same project, who the customer will go for?? You have 1 in 10 chance.

How to survive???

For me, as a negotiator also, i can tell you, no harm trying and just make sure you have backup money!
Fb ads, property portal and etc all need money,
unless you want to do subsales and new project as well, or else is not that easy to survive since new project is pay by stage.
Basic salary NO, but you need to station in property fair unless you are doing subsales. Fair or booth no doubt is time consuming and tiring, but you have FREE LEADS.
If you wish to have basic, go for developer staff instead, RM2.8-3k per month, but commission low la.

Be the good negotiator, different from others, and your client would appreciate that and definitely more sales to come.
If not different from the others, how are you going to strive since this industry so much competitor?
Be the good one or else, dont be.
