Investment D Laman Kundang by IGB/Tan&Tan, New development

Guys, soft launch of D Laman Kundang.

Last piece of freehold land owned by Tan &Tan.

179 units. 20x70. No playground. Will need to leverage fully on the huge park in Gamuda Gardens which is really next door.

This land is really sandwiched between Gamuda Gardens.

This land is also elevated on all 4 corners so it forms a natural barrier. Not a guarded and gated concept but developer mentioned that if majority of purchasers agree, they will build a parameter fencing.

RM436k for intermediate.

My personal view is:
1. Really like the sandwich part. Only freehold gem amongst Gamuda's 910 acres of leasehold.
2. Very affordably priced. So opportunity for increase when GG continues to increase the amenities and commercials.
3. Quality tiles- whitehorse 2 x 2 porcelain for living and 1st floor. Others, whitehorse 1x2, 400x400 wletc for the rest.
4. Location on high lands. GG's lands adjacent to it are already on high lands but the developer piled more earth - almost 2 stories high. See photo.
5. I know there are views that this place is ulu and nevwr gonna make it. But truth is Gamuda will increase amenities here and given the very close distance to the 3 highways, theres a good chance this place will go up. It has an advantage in price.

Booked 2 units. Plan to work with the other purchasers to increase landscaping and build a contemporary guardhouse upon completion.

Where the entrance would be? Behind azalea homes? Or at the road leading to desa kundang?

They will be building a new road that exits just before Azelia into D Laman Kundang. So this new road will serve just D Laman Kundang. One way in one way out.

Looks good, price affordable too. Suitable for capital gain.
How is the surrounding? Is it kampung area?

If you need a 3 storey then go ahead.

If you dont, then its a no brainer.Tan and Tan's land is much better. Quality and materials are also much better.

If don't have G&G, will there be security concern?

No G&G but developer will do perimeter fencing. The Resident association will have to apply for a security guardhouse to be installed and voila guarded community, no diff from current sp setia projects wherre I heard they want RA to do the application (if im not mistaken)

Needs some work to be done by residents but at least perimeter fencing kaodim first.

Though I do hope Tan &Tan sees this and assist in building one- even if the residents chip in to build a contemporary one, am sure that residents dont mind.

As the construction photo (scroll above) depicts the project sits on a sqiare elevated land (bout 2 storeys) so this forms a natural barrier.

One entry one exit. Its designed with perimeter fencing in mind if thats yr Q.

Of course! As mentioned in the earlier post, the perimeter fencing will be built by the developer if the RA approves it (meaning 70% of purchasers) according to local council guidelines.
