Hi bro..I was like you too..last time I used agent once but their job was too easy for my money.

To prepare the agreement just like the agent did is very easy:

1. Download ready made tenancy agreement, i think from property guru also got, malay version also ada
1 (a) read the agreement and make sure you faham all the written agreement

2. Adjust date, name, IC, address, deposits, ect and anything you want to adjust.
Agreement date can be on first the day of tenancy.

3. Print 2 copy

4. Get both copy signed by you and tenant on every single page

5. Hantar to LHDN for stamping. Tenant should bare the cost of stamping.
Hantar to LHDN asap. If late 1 month from agreement date - penalty RM25.

6. Done stamp can keep 1 copy to yourself and 1 copy to tenant.

7. Well done you have just finished agent's job.
