Hi, I'm new to house rental. If I want to rent a house to another person without agent, do I need to find a lawyer firm to get the contract up? If I manage to find ppl and can I still find agent to help with documentation?

You can prepare your own written contract. It's on the internet.

No you don't have to, you just need to get it stamped at lhdn

There's ready-made Tenancy agreement template available on the internet. You just need to download it and amend the contents to suit your property / tenant.

Then bring 2 copies and go to LHDN to get it stamped. One of the copy you give to your tenant and you keep the other one.

A TA is not only about monthly rent, security deposits, starting and end dates.

If you are not familiar, hire proper person to do it.

For beginners, it takes few bad experiences to become a tough landlord.

If you already have a ready tenant, just go for it and do it yourself.
In case you still do not have any tenant and you are still new in renting-out properties, it is better to get professional help.
Once you are familiar, you can decide later to do yourself.
Professional help means licensed real estate agents that have Real Estate Negotiator (REN) number. Not those illegal brokers where you money will be at risk.

So if one day, they get slapped by a lawsuit from the aggrieved party and ends up in court, I'm not going to shed a tear for it.

To sum up, if you have info of the said scammer(s) and his/her activity, or had been scammed before by that individual, just report it to the police and let them handle it.

Hi bro..I was like you too..last time I used agent once but their job was too easy for my money.

To prepare the agreement just like the agent did is very easy:

1. Download ready made tenancy agreement, i think from property guru also got, malay version also ada
1 (a) read the agreement and make sure you faham all the written agreement

2. Adjust date, name, IC, address, deposits, ect and anything you want to adjust.
Agreement date can be on first the day of tenancy.

3. Print 2 copy

4. Get both copy signed by you and tenant on every single page

5. Hantar to LHDN for stamping. Tenant should bare the cost of stamping.
Hantar to LHDN asap. If late 1 month from agreement date - penalty RM25.

6. Done stamp can keep 1 copy to yourself and 1 copy to tenant.

7. Well done you have just finished agent's job.
