 Hacking of Wall in Condo - Dilemma with MC & MBSJ

Hey guys,

I recently VP-ed a condo, where there's some issues pertaining to my request for hacking of a brick wall which is confirmed that it can be hacked by the architect of the condo and management. So here's my story..

1. Management provided an official letter for authorities that they are supporting the hacking and change of layout

2. Management requires me to obtain MBSJ approval as it is a change of layout

3. Went to MBSJ spoke with Jabatan Bangunan and Jabatan COB
- Both denies such permit can be issued especially for hacking of wall
- Jabatan bangunan only issues permit for small renovation works (cabinets, wallpapers, plaster ceilings)
- COB does not issue any permit/approval etc

4. Management still insist us of getting the permit from MBSJ, though when I ask them they have no idea who and what department should the owners talk to

What should I do next? I'm trying to get the management to waive off this imaginary permit that they have for hacking of wall, and as far as I'm concern that since this is a condo and under developer's management, the risk is borne by the owners so long that they declare that the wall can be hacked without the permission request from MBSJ.

Hm.. anyone faced such thing before?

This is a piece of advice I got from a kind structural engineer previously.

According to building by law and Street Drainage & Building Act, any alteration to building structure needs to be approved by majlis. So meaning you will need to submit drawing to change the layout of the wall to MBSJ and obtain their approval. Maybe can try asking the PIC at MBSJ to not issue permit, but you submit drawing and they approve the drawing for alteration to the wall structure.

My advice to you is to appoint a structural engineer to help with the drawings and submit them to MBSJ, but it will of course cost a few thousand ringgit according to the scale of alteration.

Management don't want to take the responsibility if there are any issues after your hacking of wall that is why they wants the majlis to provide approval, if anything they can push the blame to majlis instead.

I think needed to submit drawing plans of your units...
What u doing to mbsj for approvals... But prepared like few K $$$....
