Hi, I am currently waiting for VP of sentul point bare unit, 743sf, and this is my first house. Quite unsure about the renovation budget. Hope to get advise on the renovation cost and purchase of furniture. How much to cost on renovate the kitchen and those electrical works? Hope to keep below budget of RM15k, if possible.

15k is not possible for "renovation".

Unless you're talking about basic things like installing lights, fan & AC, buy simple sofa set & dining table, washing machine & fridge. Should be doable with 15k.

Building materials and labour cost are getting more expensive each day. Despite the small size of the property, one still needs to get basic things such as aircond, fans, lights, switches, sanitary equipment, sinks, taps, curtains, furniture etc. At minimum there is a need to paint the unit and that alone will cost a couple of thousand.

15k is enough for downpayment for the work unless the unit will be left essentially empty and sleep on the floor?

15k will be very spartan as one has to cut corner everywhere.
30k can afford to splurge on more stuff.

My general rule of thumb is 10% of the price of the house to get furniture and basic renovations (ie. kitchen cabinet, sofa, other necessities). More expensive if you're planning to get higher-end materials/design.
If you have the time, you can do a budgeting on your own, if not you have to just rely on a designer or something.

First outline the spaces you have (bedroom, bathroom, kitchen, living, dining), list the furniture you need, include the non-furniture stuff (flooring, wiring, plumbing, wall painting, ceiling, wiring), then search around on the prices and sum it up. I'm budgeting for my 450sq feet apartment, so far my budget is already between 17k-24k (including custom kitchen cabinet, wardrobe and partitions).

Kitchen cabinet is easily 3-5k. If you want furniture under 15k, then you have to settle for cheap china furniture.
Washing machine is already 1k for front load, fridge is already at 1-2k for 358L panasonic one, sofa is around 1-2k but you can get cheaper 2-seater sofa somewhere online. Stove is easy 2k. Water heater is around 500-1k.

do those essential works for you to move in first, 15k should be sufficient for that with simple reno

RM15k is a very tight budget, focus on the things you need to be done, then the rest live with it.

My friend also reno cost overrun to RM40k from initial 20k for almost the same apartment size.

If you have that budget then you just have to prioritize those that need to be done before moving in (eg.painting, plug points, grille, lights, fans, beds, etc). There are just limited things can be done and a lot of trade offs are required.

Despite what some people said it's doable but tight, all I can say is that this budget won't be enough to make a comfortable home. Renovation is not cheap nowadays.

If you can DIY , that will save quite a lot of cost.

keep things simple. i believe 15k is possible.
i am currently listing out and planning out appliances and furniture cost.
total units needed and find those item and get the costing.
first house you should also plan out to get experience.
never try never know.

those item you need to get no need to get big size.
enough for you usage. many cheap items at lazada.

Mine almost same sqft as TS. Also did very basic things. Wardobe only 1 room ada also. Already 30k. Haven't include sofa, bed and elctrical appliances. If include bed and appliances, around 50k

For 15k, he can only ask contractor to install lights, fan, ac. No plaster ceiling, no custom made kitchen or tv cabinet, no full height wardrobe

Buy ikea 2.5 kitchen cabinet, but all furnitures standalone type (not built in). Built in furnitures will drive cost up alot

Yeah. I remember 10 years ago back when I first moved into our rented house after we got married, all the basic furniture like sofa, wardrobe, dining table set, fridge, WM, TV, Rugs & etc (mostly future proof items, i.e: big sized fridged, big sized WM & etc), already come close to 10k. I wonder what TS could do with leftover 5k. Probably install fan, lightings & AC.

This is an empty unit. Don't you think grille, curtains, fans, toilet bowls, shower units, lights, water heater, water filters, painting and additional electrical points are required before all the furnitures? Before you know it these items will eat up all the 15k budget. Definitely those are more than 5k

Toilet bowl, shower units, most bare units already comes with it. Water heater for shower? Not everyone likes warm shower. Most likely can skip. Additional electrical points can be replaced with extension plugs. Water filter, cheap panasonic attached to the faucet will do. But even we exclude all that, I don't think 5k is enough. Like Hirano said, probably 30k should be the bare minium.

Renovation means improving the condition of the property to a better condition. So the key point is what 15k can improve on the condition of the unit? Standard security stuffs like locks, grille is a must. Painting the unit is a must. Curtains is probably required. Lighting and fans are mandatory. One needs to budget for telecom requirements from broadband connectivity to router. After you minus a few hundreds here and thousand or two there, there isn't anything left to make this a home. Heck, I don't think you can make this into a basic AB&B not to even talk about a decent unit to stay.

Speaking from experience 30k barely makes it usable. Even with careful planning and a lot of stuff DIY to save money instead of calling contractor - come to think of it I only called the aircon installer and grille maker to come.

This is one detailed list! Most people don't spend that much on power tool though! Power sis!!!
Other than that this is what considered required to make a house a home. I keep on telling that 15k you can definitely do something on the property but it won't be enough to make it a home that one can live with basic comfort.
