Behind this site next to Cheras Sentral has 2 stretch of shoplots which is mostly car workshop and empty units … at night very creepy …

Cheras Sentral is unofficial MRT parking, else less than 10 shops in the mall operating, the hotel surprisingly still operationable.

Next to Connaught One site also with several blocks of low cost flats in close proximity … very old, paint peeling off not appetising…

Opposite the site is Annex, 2 stretch of new shoplots have couple of shops but mostly with onsale/rent banners …

Hope UEM will rejuvenate the place to bring the quality up … but quite hard … best if they bought and demolish everything

Per sqft wise quite attractive but bear in mind it is bare unit except type A , literally bare even kitchen area also doesn’t provide half wall tiles.. fan point without hook, aircon point provided but no piping ready. Bathroom fitting also provide the most basic thing , bidet , tissue holder also didn’t provide. All these cut cost thingy owner will need to ready extra money during renovations

I prefer new development hence didn’t compare with subsales.
I bought this based on my personal preference as this project tick all my checkbox😂

MRT line 1, freehold ,layout, tier 1 developer with below 600 per sqft, i compare with surrounding new projects and this is the best value for money. Mrt line 1 with walking distance not really many choices now. Of course you need to bear with the density, but overall facilities design, layout is nice

No problem at all if he wanna defend/hard selling UEM as a buyer to encourage and diversify the discussion. The problem was with him asking potential buyer to put him as a referral previously.
