I thought UEM Sunrise is going to bring up this place.
Manatau UEM come here to kill Youcity, E9, Maxim, aster etc

Risen psf was around rm560? if Connaughty priced below 600psf, isn't Connaughty clearly better?
Maybe better choice if we use MRT, if drive then Risen is better

Tier 1 developer launching a freehold TOD at rm560psf, which is lower than the launching price of Aster, YouCity 3 & Emerald 9. I think that's sufficient to convince the buyers despite not having other clear advantages

I don't think UEM will do anything extra to rejuvenate the place.
Looking at how they plan and price this project, obviously this is a hit and run project for them.
Launch, fast2 sell off, VP, bye2. No more interest for them in this place.

Mayland is our hope here. Annex, MR, MM, CA, CO, Aster totalling around 7-8k units around this station, but it is hard for mall or big commercial area to survive given Ekocheras, leisure mall, youcity 3, emerald 9, tmn segar, tmn connaught commercials are just nearby.
I think Mayland will make the number to 10k and hopefully the shops can be filled up. Too many commercial here wont be able to do well.

Kesian the ppl staying in len seng and further inside. It's a nightmare to go in and out using this access

Agreed, tier 1 dev with 5xx psf is a very good deal. Cant expect everything to be good and still selling below 600psf.
MRT2 is no where near MRT1, most of MRT1 stations are in prime areas

The main challenge to revive the mall or to redevelop it is that most of the retails in the mall were sold to different individuals. Unless Mayland can buy over all the units from the individuals, else most likely it will remain what it is

He likes the project, he bought a unit, developer is offering buyer-get-buyer referral, he promotes the project, he asks those who knew the project from him or who get convinced to book a unit from what he shared to put him as referral.
