Sitting on a 6.86-acre freehold tract adjacent to the Taman Connaught MRT station, the mixed-use development will comprise 2,413 residential units in four blocks, as well as some shops on the ground floor.

The residential units will be launched in two phases — the first (1,175 units) in 4Q2022 and the second at a later date. The units will have built-ups of 330 to 1,266 sq ft and are indicatively priced from RM200,000, targeting young executives and young families.

“We have always responded to the needs of young buyers living in KL. We know that these buyers do not prioritise private luxury. They prioritise being next to a public transit system, which is only four stops away from Tun Razak Exchange. As such, we are confident that we are able to curate the right product for them,” says Sufian.

“We know there is a gap in providing the right product, the right pricing and the right features to young executives, especially those between the age of 28 and 40, as well as families who want to live near the city centre and enjoy the benefit of public transport.

“We have also amplified that with the curation of very specific product features. Living in the city now carries a different meaning, as there is a flexibility given to working at home. As such, we will provide platforms and opportunities for people to be close to their home, not necessarily to work at home, but rather be in a conducive environment to work away from the office and close enough to meet the needs of families.”

Purpose build just for UCSI students. There is even beam electric scooter for rent for student to get to school. Bus from MRT drop by at school passes by there as well.

Taman Connaught and Johor projects still pending approvals
In the media briefing, Sufian said the developments at Taman Connaught, Cheras development has been deferred to the first quarter of 2023 as the developer is still facing challenges in obtaining an Advertisement Permit and Developer’s Licence (APDL) from the Ministry of Housing and Local Government.

UEM Sunrise acquired the 6.86-acre freehold site in Cheras for RM197 million last year; it has an estimated total gross development value (GDV) of over RM1 billion.

Its proposed development was slated for a two-phase launch, with the first phase kicking off in 2H2022.

However, the Housing Ministry has developed a new single entry system called Housing Integrated Management System (HIMS), to replace older systems consisting of BLESS, IDAMAN and e-Pemaju, which affected its application for the project’s APDL and launch date.

“This is not an issue that is exclusive just to us. But for UEM Sunrise, given that we are a company that is going through a transformation process, the impact is much more profound as we are not as buffered as other developers," he said.

UEM Sunrise, however, is hopeful of securing the licence sometime in the third or fourth quarter this year.

The SUKE highway gonna help end of this year after completion and mend back the existing roads below. UEM is smart delay its launch waiting for SUKE.

Based on layout seem the building faces away annex no block view as advertised and block A facing shit pond one side almost sun rise view.

The building seems far apart from block B. i more interested what they building below shop or mall like?

I ask already can sign SPA. Means SPA effective then within 2027 or 4 years from now should complete . Then block A will complete first not build together? or maybe VP later.

If there is retail and grocer is there public parking underground? Seem there just too few open car park in front of shops from the images.

Why need cheras sentral? Connaugt one have connaught square. all your needs is already there grocer ,food, 24h convenient store or mamak , cafe and all . Chreas sentral layout just not good enough for walking maybe can become tuition centers or training centers or office more suitable.
