 Youth City Nilai, To sell or to keep?

Hi guys bought a condo back in 2018 for investment which is due to complete by 2nd quarter of 2022. 700+ sqft with 2Room 2Bath. Project is Youth City by GD Pavilion located walking distance from Aeon Nilai and Gembox (Malaysia's largest night market). For those sifu familiar with Nilai and surrounding area, please help me decide on these options below.

A) Sell it outright in 2022
B) Wait 5-6 years for it appreciate then sell it
C) Furnish and rent it out

With the current Work From Home trend, i think rental market will be quite less demanding. Maybe you can try to rent it out for one year and see how the market is going, after 1 year then you decide whether to sell it or not.

My friend staying at Nilai, before the pandemic I think is ok.

During the pandemic bad.

After the pandemic, I just afraid over supply, because so many tower coming up. but I think with the right price still able to rent out.

If can sell with even 5% of appreciation will be good enuf dy. So far still paying by cash so no loan repayment yet.

Yup thats the worry now with the pandemic, might be hard to find a buyer. Probably will wait for few years and sell it with some small appreciation if can.

Assuming u partition into 3 rooms, each room need to have two students each paying RM300 for a single bed. Not impossible. hmm.gif

not really.
you calculate base on 70% interest 30% to principal.
use amortization calculator to see how much you pay for interest.

376k not sure you installment, might be roughly RM 1500 - 1600
your cost to cover interest rate RM 1050 - 1120
need to include your maintenance fee.
that is your cost.

the extra you pay in your installment is your saving.
even if you dont sell the property, if the property after 10 years increase in value, bank value it higher you can cashout money from it.
even if the value dont increase whatever 30% that you pay to your principal, when you refinance, you can still cash it out.

do you know why they call it investment?
what happen when value increase?
of course location and the development of the place will determine your return.
is your cash beating inflation ?

assume 3% increase in property value per year can?
for 10 years 30% . no?
cost of material does not increase over 10 years? remain same cheap price?
cost of salary also not increase?

look at why KL property condo getting smaller and smaller in size but price still give you same at that 400k to 500k entry

Where got room demands in this particular area..
Ts cincai renovate and rent out asap la, can foresee rental will go lower once other buyers panic and low ball by properly agents.

Btw why spend dekat 400k buy Nilai.. worse decision than high density lj area in KL.

if there is a product confirm go up every year one who dont want to buy?
property go up and got down also, depending on your timeframe.

Go salak tinggi can get double storey for that price. Now also soo many new house being build. Price dropping and stagnant now. Even at labu 5min to nilai can get double storey house for 360k.

will it be popular - hard to say

I hope it can be successful to promote malaysia tourism.
for investment frankly, i still dont see it as a Gem.

Perhaps you can rent it out first and wait 2026 as the ECRL nilai station and HSR station completion year around 2026.
Building material costs / lack of labour issue / recent increased of minim wages boosted up the housing prices and many new projects or ongoing projects are on hold. Good thing is Malaysia is already heading to endemic and many educational fairs / renovation/furnitures fairs recently.. I believe June 2022 onwards will have more rental demands and more buyers will trying to secure good subsale before the rebound /normalise back to pre pandemic level.

As for now, I checked through the developer project. The flagship (Green Beverly Hills: I see the Sky Bungalow has the lowest density followed by Residensi Lili which is high density). The location will be nicer as nearby is the Nilai Spring golf course and high end properties.

Don’t ever trust the property agents 100% as the listing (extremely cheap asking price) are normally to lure potential buyers to call them and building the “buyer list” or sometime is real but with a poor view (blocked by adjacent building, future high rise building”.

Don’t ever use that as your asking price reference or else you will be slaughter by the agent unless you really have financial problem and willing to sell at huge loss…

Both ECRL and HSR are history as booster for Nilai prop, ECRL alignment have been changed to traverse through Serendah route while god know if HSR gonna be revive once again

You may look arounf Green Beverly Hills. I checked that area and very nice scenery and surrounded by big houses and golf course just opposite of it.
The pricing also still okay due to pandemic. The agent informed me the seller now started to increase back their asking price. Zzz

It is confirmed la bro.. ECRL and HSR is back. Previously cancelled/postponed by PH/PN and now is confirmed to proceed again. Same goes to MRT3. That is the reason house pricing started to rebound and am also looking around there. But Youth City a bit like Hong Kong style pattern.. Too high density for me.

As for the HSR, the revival is for the Singapore-Malaysia section which previously omitted.

Weird project, to have club facilities where the membership is open to non-owners. Good and bad, since it should be beneficial to the community in Nilai but to the homeowners, don't think they'll be too happy with this. Any owners here? What are your thoughts on this?

Way too many units here, crazy. Stay far away indeed. It's gonna be a blood bath.

If within central Klang Valley, also will have lelong units, but take up and occupancy will be way better. Will need a long time until this project is reasonably occupied.

Club must open to public to reg otherwise confirm will shut down.
Example Tropicana Height Kajang club also shut down due to less member and can't get support from resident around.

I have a feeling the project will be as bad as you can think.

The surface of the tennis court and the futlsal court is crap. Besides the visible cracks, the surface is ultra rough. If fall down....GG....I honestly doubt that the facilities will be regularly used by the residents.

And I haven't talked about the access, only accessible via the stairs, a couple of flights up.
High chance that this project is gonna be a white elephant.

People assume, that over time, if long enough, a condo/service apartment will slowly be occupied and flourish. This is not necessarily the case. If a place has low occupancy, there's a good chance that maintenance fee collection is also very poor. This is return, impacts the overall upkeep of the whole building. From there, it's a cruel cycle, where maintenance is poor, occupancy is poo, management body in debt, and they start to cut non-essential services.

Slow death.

This property certainly isn't suitable for such development. Will take a very, very long time, before the price can stabilized and return to the S&P price. My guess is anywhere between 5~10 years.

This development is just too dense.

3,000 units with clubhouse, 2 pools on each tower, 3 towers total.

With the current terrible occupancy rate, maintaining this place will be quite a downhill challenge for the JMB/MC.

Last time when i became a JMB for a 400 unit apartment also already hard to ensure the collection maintains at 85%. Below than that, deficit!

Same as all the condo's/apartments being advertised in KL. Oversupply causing pressure on rental yields.

This is subjective in my opinion. I have units in some of the highest density condos in Klang Valley, such as Parklane OUG and it is doing great over the past few years. Rental yield is above average (relative to the other units there) and the demand is very high (my unit's turnaround time is under a week). Unit is always rented out even before the previous tenant has moved out - that's how fast it is.

At the end of the day, for KL, as long as there is high demand for rental (big population), it shouldn't be too hard to rent out property. All boils down to marketing strategy and positioning.

Maybe true for now, however in the next 48months once all this new projects complete, its going to be a different picture. Indeed some condo's may do better compared to others. But its doesn't represent the true picture. I'm going by available unit data's from all the property ad market. Like Mudah, iProperty and etc.

On the point of population, the supply coming into the market is going to outstrip demand in the coming years.

Another lelong unit sold just now.
This time got someone grab before price drop below 150K.
Not sure is a good catch or not.
Probably can wait 1 more extra round.
