 Youth City Nilai, To sell or to keep?

Hi guys bought a condo back in 2018 for investment which is due to complete by 2nd quarter of 2022. 700+ sqft with 2Room 2Bath. Project is Youth City by GD Pavilion located walking distance from Aeon Nilai and Gembox (Malaysia's largest night market). For those sifu familiar with Nilai and surrounding area, please help me decide on these options below.

A) Sell it outright in 2022
B) Wait 5-6 years for it appreciate then sell it
C) Furnish and rent it out

With the current Work From Home trend, i think rental market will be quite less demanding. Maybe you can try to rent it out for one year and see how the market is going, after 1 year then you decide whether to sell it or not.

Can sell with ur target price will be good. Meanwhile rent as per market. Leave it empty n pay bank monthly doesn't sound right

My friend staying at Nilai, before the pandemic I think is ok.

During the pandemic bad.

After the pandemic, I just afraid over supply, because so many tower coming up. but I think with the right price still able to rent out.

If can sell with even 5% of appreciation will be good enuf dy. So far still paying by cash so no loan repayment yet.

Yup thats the worry now with the pandemic, might be hard to find a buyer. Probably will wait for few years and sell it with some small appreciation if can.

U need to rent for RM1870 to breakeven...

Assuming u partition into 3 rooms, each room need to have two students each paying RM300 for a single bed. Not impossible. hmm.gif

But this project is quite a sucker to be honest.

So high density selling at this price still no carpark.

you calculate base on 70% interest 30% to principal.
use amortization calculator to see how much you pay for interest.

376k not sure you installment, might be roughly RM 1500 - 1600
your cost to cover interest rate RM 1050 - 1120
need to include your maintenance fee.
that is your cost.

the extra you pay in your installment is your saving.
even if you dont sell the property, if the property after 10 years increase in value, bank value it higher you can cashout money from it.
even if the value dont increase whatever 30% that you pay to your principal, when you refinance, you can still cash it out.

anyway i wasnt interested, i told the agent i am interested in KL. he say KL fully appreciate already where can make money. lol.

Yeah theory is like that, but cash flow wise u will need to pay out of ur own pocket + maintenance fee, cukai pintu, cukai tanah etc ~RM600 every month for no reason, while working to find tenant and maintain the property rclxub.gif

I rather not have the hassle if u just want to do saving...
