Outdoor Blind, With Guided Track

I’m looking for outdoor blind with guided track. Main objective is to convert the balcony to useful space while not permanently brick it up.
Google reveal Ziptrak and Smart Curtain brands. Anyone is using them? What is the indicative price? Any other vendors doing this?

Uploaded 2 pictures for this blind with guided track (check out the two vertical tracks at the sides):   This should work better to resist wind and rain water splash. I don't expect this is cheap. Hopefully, it is more durable and functional comparing to conventional outdoor blinds. Is there any user reviews?

how about glass curtains instead? at least can see outside all the time. ziptrak needs to open and close. in the end, you will tired and then its either always close or always open.

Glass curtains are seriously expensive. I was looking at this for my balcony and ended up cheaper just to brick up my balcony and my master bedroom is so much cooler. Now I am looking at motorized blinds such as ziptrack to replace some of my curtains after doing the glass tinting. I am curious to see what options available too.

It is true that brick up is adding permanent structure and requires approval but this is not a problem. Anyway back to the topic I am also interested in the solution for my 3rd floor terrace area and interior motorized blinds for some hard to reach places (high windows) and living room (ease to control). Due to this MCO, I'm still waiting quotation from the vendors. Or, my job is too small amount to motivate them...

actually, Ziptrak's respond is fast but with the average price of RM70psqft for manual blind, it is definitely much more costly than brick walls. I'll wait for other vendors.

I enquire smart curtain and zip track earlier. Smart curtain is cheaper than zip track. You can easily get a quote by messaging them on FB. I’m also checking out glass curtain, but couldn’t decide which one to go with as of now.

i am interested in ziptrak ( Australia, under Glass Curtain in Malaysia), and zipguide ( under smartcurtain, own brand?) Anyone have any experience with these? will it damage quickly due to the side guide bulge?
