 Renting condo to foreigner, What to look out for?

What are the things need to look out for when renting to foreigner? He claimed he owns a business (food & beverages) in Malaysia, provided me with business registration number as well.

make sure deposit enough to cover electricity / water etc for 3 months at least
if possible, get 1 year rental paid upfront.

I have a friend kena before, tenant gone back to home country without paying rental, he had to force open the unit and clear all rubbish / things inside after not getting his rental for 2 months and the tenant keep delaying say will come back

he has no problem to pay the 2mths security deposit, 1mth advance rental, 1/2 mth utility fee, and TA fees.
i wonder how the TA could protect landlord.

If you have done due diligence and follow the norm of TA, you cant do much if tenant run away.

1 year adv ... no tenant will pay unless no choices.

no need to be sarcastic. Can see that u never dealt with such offers before. Yes, if owner can offer good discount and tenant have cash in hand, no prob. But if owner not in rush of course he will not offer such discounts.
I personally got that when paid upfront one year cash and seems owner needed cash. Easy.

Why would a landlord rent for 50 % discount and take the risk outcome of the property condition after tenancy ends ? The 50% can goes towards repair .... so is 0 rental. Better to leave vacant. Landlord collect only 11 months after deducting agent fees. Nett effect is even less than 50% ?

If say another 10% off, its reasonable. 30 to 50 .... money grow on tree ?

Ok maybe I mention too much numbers previously biggrin.gif but anywhere from 5% to 30% is possible and I personally managed to get down price from 2300rm to 1800rm paying for 1 year up front.

By the way, I paid for the whole year, but lived there only few months before moved out.

Honestly, did you benefit from the offer ?

Is like paying advance for some future services who one is not sure of utilising. So many got caught with gym membership during covid.

That time my ex paid so I didn't benefit or lose. But im agree with u that its quite risky. Yet if u have cash money and u kinda confident u can pay in advance if deal looks good.
Just IMO.
