make sure deposit enough to cover electricity / water etc for 3 months at least
if possible, get 1 year rental paid upfront.

I have a friend kena before, tenant gone back to home country without paying rental, he had to force open the unit and clear all rubbish / things inside after not getting his rental for 2 months and the tenant keep delaying say will come back
