 Seperate building for carpark, Pros and cons

Hi, I came across few project which offer the design of standalone multi level carpark bulding. Can anyone enlight me on the pros of this type of design?

Park car already still need to walk a certain distance to reach the lift lobby very troublesome. Imagine taking all the grocery and walk to the lobby.

I look at it this way ...

The height of a building is limited by planning permission.

If the car park land is not economical to build another block, then building a smaller car park is good. The main block would have more units if it starts from ground zero and developer makes more money selling dwelling than car park.

Some don’t mind the little exercise everyday. It’s a matter of getting used to.

Also, I recalled someone mentioning about “feng shui” reasons in the past but I cannot confirm.

A lot of condos in DPC do this. Good for the developer in terms of progress billing.

stayed in condo with this separate design as well, yes its quite annoying when u are carrying heavy stuff or in a hurry to go out, what makes it worst is the cross bridge is not available at every floors for that condo

hence since that experience i told myself i wont consider any condo with separate carpark podium

Those days when land are cheap they use to have separate car park building . Nowadays not so common . Some argue that separate car park building offer one layer extra security . But for people who prefer privacy they like car park to be at the same building .

Even better if the carpark floor is direct without having to turn round and round at every floor to reach your carpark floor.

if not mistaken there's some new project from MS is direct ramp up from car park .. u dont need to turn

I was having the same thought when purchasing my new place.
Previously my family stayed at a condo with separate car park building, there are times when you forgot something in your car, you will need to take the lift all the way down, cross the other building and walk up the stairs to your car floor (Didn't have lift at that time for the car park).
Imagine the hassle if you need to carry heavy loads like groceries. sad.gif

I found that annoying so I prefer car park below the residential units.

I am not a fan of condo .... just checking ... if the car park is located on the 6th floor, so there is a ramp for it ?

There's a ramp but than there's a limitation on the number of floors .I have seen maybe up to 4/5 floors .

One still need to turn turn. I find it easier to go through each floor rather than doing a pole dance. Not sure about others.

Same goes to most people, podium or basement parking is still the better and preferred choice of direct lift lobby.

Honestly, I couldnt find any pro for this development of separate the stand alone building for car parks. Unless security is tightly given and assume all car parks are with ventilation and fresh air, but this pro

Some projects forced to built this stand alone car park building are due to;
1. Land issue such as land slope or ex-mining land like Desa Park City which unable to build basement car parks;
2. Construction cost evolving like DPC scenario above.
Some projects may find it cheaper just to built 2-3 storey car park building (with the condo no basement parking) than initial plan of basement car park which required more floors hence higher construction costs due to stronger engineering works required, as well as to replace it with the facilities floor needed and cut cost from here.

In addition, more maintenance for basement parking .... 24 hours lighting and ventilation system.
