 should tenant pay for repainting of apartment?

Hello everybody.

I have stayed in one of the apartment of a malaysian in KL over 3 years. 1 year has contract other 2 years is contract-less, no contract since 2018.

but when i leave the apartment she asking 1500rm for that he painted wall (some about 1 m height of wall is sure drawn by my little kid by pen etc. i can pay for that part), asking 500rm for fridge denting (though too minor), asking 1000rm for parquet replacement for the entrance of the toilet and asking 450rm for cleaning, 500rm for A/C service , 500rm for toilet sinking, for inner curtain 300rm... 150rm for toilet exhaust .... apartment is 1 room apartment, area of 700sq. ft


is house owner too greedy that want to deduct all my deposit and asking other extra 2000rm? is these illegal.?

Yeah. I think its too much. 700sqft is quite small isn't it?

To avoid disputes, you rectified the damages.

The next tenant may not want a dented fridge ! A new cost at least 1k for 200 litre 2 door.

For me I will just forfeited the deposit and leave. Obviously she won't give you back the deposits and no point to argue.

we need to tame these kind of greedy people by law, otherwise there will be growing number of these kind people. how greedy they were ... she saying give me back my apartment as it is when you rent before 3 years ago. lol ... smile.gif what a silly logic.

i told it would be like that if it was never been rented and no one is staying in it ... even it will have problem if she leave it without renting 3 years. smile.gif

pay portion should be ok, but pay for so much, i think a bit too much.
unless you really turn your landlord place into hell!

Fair wear and tear should be accepted.

But repainting the wall must be done, but 1500 is quite an exorbitant price.

To pay AC service is fair, but market is 210 per AC for overhaul wash.

Parquet 1000? Ridiculous.

Cleaning can get RM 80 for 4 hours cleaner.

Inner curtain apa rosak?

Toilet exhaust == wear and tear. She should fix it herself.

Landlord is behaving unreasonably.

THe drawn wall, TS should go paint it himself, cheap and easy.

AC service should be by the owner if its advertised/rented as "with aircon".

Yes, tenants should pay for the damages before leaving the premise. They have to give back the same condition before moving in.

I think even if you done everything by urself, she will not paying u back the deposit tho. This is her intentions and this is a very bad situation for now to the one who rent a unit or a room. That's why if i find a room or a unit, I will only pay max 1 and half month deposits and I'm not expect to take back when I'm leave. haha

Market practice is landlord will repair if faulty.

Servicing will be the responsibility of the tenant.

If breakdown due to non-service, tenant bear the repair.

why don't you keep staying until you utilize your deposit as rental fee. end up you will contra your deposit as monthly rental charges...haha, just kidding

With normal wear and tear, a landlord would also have to spend few thousands to put the unit for rent. Not sure about those damages mentioned by ts.

if you want you can just let the owner take all your deposit and the other just leave it. There's nothing he/she can do unless due you in small claims court that takes time and most will avoid it

plus to your advantage no tenancy agreement so the house owner can do nothing about it

when tenancy ended, reinstate to the original shall be tenant's responsibility. However, aging for the unit and furniture, shall not be tenant's responsibility to make new.
Nowadays, landlord and tenant like to use agent's standard template, without full understand into details.
Shall photograph and list down the major potential reinstate item in the contract, better with some indicative price, so no argue in future.
Price quoted by the said landlord seems on high side, but it's good if you can share some photo, so that the experience former can give you better opinion rather than 1-sided assumption & understanding.
