 Tenant-to-be requested to pay rent by end of month

Asking on behalf of my friend. She owns a condo and now want to rent a single room to a person. But haven't sign anything, haven't got deposit from that person. Yet that person requested if she can pay the rent by end of month instead of early of month. My friend seems desperate to rent it out as she's currently jobless and planning to do own business. So she has to juggle both sides. What is your advice or experience on this?

Edit: The person just gave her deposit 1 month. Agreement not yet sign. I should advise her to add in some clause to protect herself?

funny. rent is paid on early month. u pay 1st one month then u stay one month. unlike salary. salary u work one month then get paid. ask that person to follow the standard la. sounds like problem will arise later if that person paid end of the month. unless, ur friend take 1 or 2 months deposit then can proceed.

Rental is prepaid. Simple as that. If tenant want to pay at the end of the month. Then move in at the end of the month.

Lock the unit.

Concentrate on business.

If tenant dont pay rent, bank installment continue, business no good ... triple sword

If bank installment continue, business no good ... double sword.

If business good, assumed vacant unit for own stay till 'good' tenant found

Trust me, If tenants have difficulty giving you two months deposit and one month advance, you will have more problems when you collect rent later.

What is the issue if the tenant pay on 25th and tenure commence on 25th?

Seems like trouble tenant...and who pays month end. Normally it's early of the month. By 7 or 8 max..
Better not risk it...

My experience, 99% this tenant will cabut after the one month stay. End up you only got your one month rental payment without any deposit. Worst (which very likely) the tenant will steel your staff in your house. One day you come back, the small furniture gone, like tv etc.
