Feel nightmare if stay at Nilai ,rawang, semenyih area drive work at KL/PJ area. I am curious why non of you consider landedproperty at Setia alam or komuning or sungai buloh,klang area?

Opportunity cost my friend.. got to choose one that you desire by letting go the other best alternative. From what I researched Kota kemuning jam is also bad during peak period plus leasehold. Good point matured place. Setia Alam not sure. So Buloh not much new landed prop. Well again, different people different POV. End of the day it’s house owner that needs to be satisfied with their choice. Cheers.

no difference bro... those are not anywhere nearer to cities... and u should be long time din travel those locations during peak hours... sometimes worse than rawang nilai etc... and like i said, might as well just stay condo in KL areas je... lol... if cant tahan the travel... and 30mins is minimum... the 20 years i stayed in KL... go work at KL mostly need 40 mins per way....

Bro, I knw kl /pj area sometimes worst jam but still much better. At least I still manage to find alot of alternative way or highway to avoid the jam to my work place. Dun forgot u have GPS or waze to plan your drive.

1)You have to prepare 10% deposit down payment upfront despite nowsday many project not require 10% down payment due to cash back rebate.
2)Paid booking fee to developer/agent to book the prefered Unit.
If any refund request after unit booked, some developer might charge you rm500 admin fee depend on company policy.
3) Apply bank loan with banker immediately after the booking slip from agent.
4) Banker issue loan offer letter to you after loan approved.
5) Sign loan offer letter to proceed loan agreement document.
6) Sign loan agreement with banker.
7) Sign SPN with lawyer&developer after 3 business working day loan agreement signed.
8) Balance of 10% deposit to be settle immediate after SNP signed.
9) Wait developer send you progressive letter & bank issue money to developer based on construction phase completion.
10)Begin paid progressive interest/installment to bank after bank issue the money to developer.

I think we are on the same page. Ive been doing a research for about 3mths to find the best landed within that price and good deal. I find that south area seems to be strategic location to settle down. Nilai is a strategic location. Just beside PLUS where you can travel straight away to KL. Dayana just released last month 20x60 with the price of just 417k ! Mature neighbourhood and got everything aldy. Aeon and bla bla. However, i find that nilai lack of future development hence less upside. But yeah i property you cant really expect what going to happen in 10 years. Other than that dengkil/kota warisan/salak tinggi also is booming. Few big names developer such as SD,Setia, Mct,LBS, Glomac, Sunsuria. Future demand will come from cyber and putra people whose seek for landed. But the price now avg at 600k. Somemore got mex2 connect straight away to KL. This is the good place to stay and investment. Been to puncak alam, klang, rimbayu. Really not interested. Aldy overprice. Semenyih got really bad accessibility, only got LEKAS. All in all. I wolud suggest you to take a look at Nilai and Dengkil camp.
