Citizen 1 - 0.33 psf,
Citizen 2- 0.33 psf
Petalz - RM0.35 psf
Bloomslvae - RM0.38 psf
Platinium Arena OKr - RM0.33 psf.

All these maintenance including 10% sinking fund.
Nest 2 - 0.33(0.30 + 0.03) including 10% sinking fund is fair enough.
I have been doing many survey.
Nowsday condo with 0.33 is common & average maintenance cost.
Imagine you stay at bigger size 1000 sqf x 0.33 = rm330 have to paid per monthly commitment + installment etc.

Heard from some people say the land got problem, the construction progress is stop. Is this true? Please tell me more... Because is thinking want to sign the LO or not. Thanks.

Just heard from some one say the project have some issue with the land office and the construction work is stopped. I dont know it is true or not, so see anyone know this case or not. Hope can get some advise before I go to sign everything. Tq.

Someone maybe from other agency. Why you guy not direct ask developer? Rather than listen to someone but dun knw true or rumor. What I knw they just completed pilling stage recently n waiting bank issue money for next phase.

This is also a reason why I choose landed over condo as I’m not a heavy facility user, hence paying MF is kinda an unnecessary added cost on top monthly instalments. For heavy facility users it should be good.

I am looking landed too but unfortunately can't find satisfied landed within 500k-600k budget. Any landed property recommend within my budget⁇

Hi. Quite a number. If north it would be Rawang and Kundang side. If south it’s semenyih. I choose rawang as it’s nearer to north and easily accessible to PLUS.

Rawang,semenyih,kundang is very outskirts from kl. U need paid toll n petrol n stuck in long hour traffic jam. I think 1 way 1-2 hour plus travel is very normal. I have friend bought rawang n regret because of all these factor.

Petrol subjective to what type of car you drive and style of driving. I’m in bkt jalil area, to go to my workplace in KL I need to pay at least rm5 one way. Two ways rm10. Hence won’t a difference for me. My work requires me to be in office by 8 and 3.30pm can chow ady. Hence off peak period. As I’m first home buyer, it’s always a dream to get a brand new home. With all these in mind, Rawang fitted well.
500-600k hard to find within KL area unless really aged Subsale house which you got to spend more money to makeover it. Rawang is a big area. M2 and BTP have terrible connectivity hence if your friend stays there then maybe that’s why he dislikes the place. Moreover since I’m kinda fed up with rise especially during this pandemic where residents do what as they like. Most of KL roads are pretty jam during peak hours hence it makes a little difference. There is no perfect locations. By the way, hopefully you will get your desired home too. Cheers.

unless ur condo in KL is beside your office, normally one also need to jam more than 30 mins to reach their workplace lol, and burn more fuel during those stagnant jams... especially OKR with more residents coming in and new projects keep coming in

South side apart from Semenyih, nearer to PLUS and ELITE highways can consider Nilai. Sime Darby is launching double storey 20 x 60 for under 600K, the Project call Dayana. Very good location just nearby Nilai Toll Exit from PLUS.
