Hello,

I am looking to buy a house but got turned off by the idea that the kitchen is not located adjacent to the living room, refer image. user posted image

Is it difficult to relocate/switch the kitchen and bedroom area? Anybody has experience in doing so? I am guessing it is major work but I do not mind as long as I can get a kitchen that is accessible/open from my dining and living area.

This house is strata title, if that helps with your answer/suggestion.

Thank you in advance!

EDIT: It is a new unit, so it is bare unit. Nothing inside.

I really don't see the point of swapping the kitchen with the bedroom. The current layout the kitchen is accessible via the dining area anyway. If you do the swap, you need to move the bathroom as the current kitchen is too narrow as bedroom. It is a waste of money without much difference.

You have only one kitchen. No wet and dry. Why would you want to have such direct view of the kitchen anyway? Most people will have dry kitchen directly connecting to dining and living and the wet kitchen further behind as wet kitchen may be a bit more "messy" "busy".

If you have one only the current layout of offset view is actually more desirable

Because I prefer 1 big kitchen (wet & dry) that is right next to the dining area.

If you dont need the bedroom, then use it as kitchen.

Is the current dimension of the existing kitchen fit a bed ?

Well now that you mention it, I do not think it can fit a queen sized bed, thus the toilet needs to go as well/relocated.

Just knock the wall between living hall and room

Now u have ultra large kitchen with walk in beer fridge

My question is not clear, I was asking is it possible to redo the piping layout/plumbing layout since in the kitchen there is a pipe and draining system, and it being a strata unit I was informed that limited renovations can be done. Now it seems like I need to redo the toilet as well, and this includes modifications of piping system at the toilet.

Same dilemma with TS, the property I am looking at has similar layout except it being a little wider at 22ft and individual title.

Was looking at ways to make it look more spacious and swapping the room and kitchen and knock down the wall seems to be the more effective one. Wet kitchen can be seperated with a glass sliding door.

Hope to see some inputs here too.

Someone with the same idea as me haha. Yes if you have found any ID or contractors that can give rough estimations that would be great.

I am sure it can be done. Just the matter of cost. I will estimate it might cost about RM40k

The whole kitchen or just the relocation alone?

If you still want a kitchen next to the dining, build a dry kitchen cum breakfast bar and leave the existing kitchen as wet kitchen and close it with the door. Our asian cooking is very stinky and oily. You do not want that kitchen next to the dining and open up to the living.

With a slighty easier modification, you can achieve more passage between the dining area and kitchen. Turn the 90 degree corner in the bedroom into angular like the red line. Then for the wall between the kitchen and the store/dining room, make a window (I think its called serving hatch) in the blue line area.

So with this minimum modification, you sacrifice a bit on the bedroom size and increase the passage area between the dining and kitchen. You could try something similar with the blue area, but I couldn't figure how, so I suggest serving hatch instead. You could so angle out the cabinet at between the dining and kitchen. I think this will really gives a clear view on the kitchen, and many people can fit beween the kitchen and dining.

As for the bedroom door, you might want to get a different style of door. Perhaps a rolling, shuttle, or sliding type.
