 Relocating Bedroom and Kitchen Area

Hello,

I am looking to buy a house but got turned off by the idea that the kitchen is not located adjacent to the living room, refer image. user posted image

Is it difficult to relocate/switch the kitchen and bedroom area? Anybody has experience in doing so? I am guessing it is major work but I do not mind as long as I can get a kitchen that is accessible/open from my dining and living area.

This house is strata title, if that helps with your answer/suggestion.

EDIT: It is a new unit, so it is bare unit. Nothing inside.

I really don't see the point of swapping the kitchen with the bedroom. The current layout the kitchen is accessible via the dining area anyway. If you do the swap, you need to move the bathroom as the current kitchen is too narrow as bedroom. It is a waste of money without much difference.

You have only one kitchen. No wet and dry. Why would you want to have such direct view of the kitchen anyway? Most people will have dry kitchen directly connecting to dining and living and the wet kitchen further behind as wet kitchen may be a bit more "messy" "busy".

If you have one only the current layout of offset view is actually more desirable

If you dont need the bedroom, then use it as kitchen.

Is the current dimension of the existing kitchen fit a bed ?

Just knock the wall between living hall and room

Now u have ultra large kitchen with walk in beer fridge

Because I prefer 1 big kitchen (wet & dry) that is right next to the dining area.

Well now that you mention it, I do not think it can fit a queen sized bed, thus the toilet needs to go as well/relocated.

My question is not clear, I was asking is it possible to redo the piping layout/plumbing layout since in the kitchen there is a pipe and draining system, and it being a strata unit I was informed that limited renovations can be done. Now it seems like I need to redo the toilet as well, and this includes modifications of piping system at the toilet.

Usually modification on the piping system, including toilet is not permitted. It's too major a redesign.

Now that you have a clear question, ask the management.

Do you really need to buy that house ?

Rerouting of piping is no problem but relocating the toilet involves deep digging to reach the sewage pipe. Another issue is the JMB approval.

Why dont you look for another one that meet your requirement.

The width of the house is only 6m. I am trying to figure how are you going make a big kitchen without taking the bedroom out.

If landed house you can get the management approval to do the change. However there is significant cost involved including the relocation of the bathroom. If condo this will be no no.

Like someone suggested if you so insistence on the change you might as well look for other properties that fulfill your design preference

Better to remain. Having it without wall separator means all the oil n smoke from cooking will mess up ur dining room. The way I see it you can easily exhaust all the smoke out via the yard with the layout now.

Same dilemma with TS, the property I am looking at has similar layout except it being a little wider at 22ft and individual title.

Was looking at ways to make it look more spacious and swapping the room and kitchen and knock down the wall seems to be the more effective one. Wet kitchen can be seperated with a glass sliding door.

Hope to see some inputs here too.

Sometime certain concrete columns cannot be knock down after the shift as it needed to support the upper flooring. It becomes a sore thumb standing out !

In situation like this, one can opt to build another support in place such as a pillar. However an architect service is required to properly calculate the new support installation.

in theory it works.

In actual construction, a wrong approach by workers can lead to the building collapse.

In reno, is best not to touch the foundations. Is better to add than to remove.

Just remove this wall and door if it’s not load bearing but to save cost and headache, leave the position of the kitchen as it is. It’s already next to your dining. But i dunno what this can accomplish as it seems the same to me....lol
