Passby Dato Senu Sentul and notice the piece of land infront of Bayu Sentul fenced up and saw the Sky Awani 5 residence signage.

Wondering the 1 lane up and down to Dato Senu is can cater the high rise. Although they are building another access road in front of Bayu Sentul to Jalan Kampong Dalam but yet Jalan Kampong Dalam too is 1 lane up and down....

Affordable homes in Sentul:

1. Sentulmas - VP
2. SkyAwani 1 - VP
3. SkyAwani 2 - recently VP
4. PPAM Bayu Andaman - recently VP
5. Minest - undercon
6. SkyAwani 5 - awaiting launch


Setapak I think got more affordable homes there. But anyway, both Setapak and Sentul not far from each other. Projects like Hektar, Inspiria, PPAM Setapak all borderline outside Sentul only.

Mostly in Sentul area. The list yet to include another one next to Sentul Timur Station and one (think abandoned) next to One Maxim.

Ya.. But the existing infrastructure need massive improvement especially the road access.

The Sentul Pasar need to re-allocate and same for the school along Jalan Sentul Pasar.

Otherwise, i doubt the youngster would choose Sentul.

Temporary only. They stop for a while bcos neighbours complain construction until late night. They will resume construction schedule following DBKL guidelines.

Vista Danao kota by PV in Setapak is 44 storey, 24 units per floor served by 9 lifts

I think both almost same. It depends on what location buyer prefer.

Setapak is mature area with convenience shopping in door step that SA5 is lack of it.

But SA series overall facade and design always impressive than PV project.

they layout is definitely stuffy, based on current skyawani 1 same size with only 3 rooms, the balcony basically not usable, the kitchen after put in cabinet etc hardly can stand another person, the master bedroom just barely enough to put in king size bed and a wardrobe.. better focus on rumawip with 900sqft and above

On average yeah, but compared to low-cost housing it's pretty big le. Definitely will get cramped for families with older kids, but for first time home buyers who are new families or still single its okay la.

Well... my own opinion, for investment purposes, you have to look into "LOCATION" go to see the site, whether hows the density not just from the project but the overall. If there's a lot of residential building... then you better don't bet on it. Take for example, Off Jalan Ampang, near to Ampang point area, the 1st project that came out was Ampang Element, saying there's no building facing KLCC, mana tau, Arte 3 block.. directly blocked the whole freaking view!! then Mah Sing also drop by and left with M City 2 block, then mou lala 4 block of Astoria. Then another Penang developer BSG got 1 block, now the same place you get 12 blocks of building side by side. So....

Step 1 - Check the developer background
Step 2 - Check the location, go to the site see any plot of land still available
Step 3 - Check Forum
Step 4 - Check the rumah layout and also check the are punya rental yield see can go up to berapa %

I think its like that ba...

PS: that is just my opinion lah... well others may have other point of view also.

Well... my own opinion, for investment purposes, you have to look into "LOCATION" go to see the site, whether hows the density not just from the project but the overall. If there's a lot of residential building... then you better don't bet on it. Take for example, Off Jalan Ampang, near to Ampang point area, the 1st project that came out was Ampang Element, saying there's no building facing KLCC, mana tau, Arte 3 block.. directly blocked the whole freaking view!! then Mah Sing also drop by and left with M City 2 block, then mou lala 4 block of Astoria. Then another Penang developer BSG got 1 block, now the same place you get 12 blocks of building side by side. So....

Step 1 - Check the developer background
Step 2 - Check the location, go to the site see any plot of land still available
Step 3 - Check Forum
Step 4 - Check the rumah layout and also check the are punya rental yield see can go up to berapa %

I think its like that ba...

PS: that is just my opinion lah... well others may have other point of view also.

All the awani are at the same area? I have not visited that area. I know 1 & 2 at Sentul la.. the other 2 i think at setapak kan. But this awani5 layout seems pretty ok.

The layout is the same as Skyawani 3 and 4, you can't even fit a L-shaped sofa in the living hall, feel so cramp in the living hall

skyawani 5 area is already congested with traffic light at jalan sentul pasar, and now with new erected traffic light nearby terrace house, i cant imagine the traffic during rush hours

my colleague is bought 1 unit here, seems like many not puas hati with the charges they set for moving in and renovation lol

what logic is that?? 100k with a 10% downpayment and 9 yrs installment, monthly only 1.1k. why need 10k salary? 3.5k salary also can fit well.

Walao your math. No need pay insurance meh? Insurance is rm300 like saga one ah? 100k car maintenance is rm200 per svc one ah? No wonder so many young people goes bankrupt these days.

Skyawani 3 bad reviews was due to the lift limitations issue. 3 lift to cater for entire block is insufficient. Need atleast 4 minimum

as per google map, its 1.7 km to almost 2.5km regardless of driving, riding motorcycle and walking.

Hmm, it seems that he tends to have a tendency to overstate the rental asking price.

On one hand, he's against people buying affordable property for investment, and the other "showcasing" such success stories.
