Friendly advise is the overhaul really necessity i.e termite attack etc otherwise pls consider thoroughly. If it’s still a go then u can consider either personal loan or refinance your property again this will result in higher commitment for considerable period

EPF can used to rennovate. Not recommended for own stay though.

Savings. I only travel overseas for holiday once for the past 10 years, hence I saved a lot by not wasting money on traveling.

First time i hear family actually encourage to renovate. Normally family (referring to parents, baby boomers) I know discourage reno because waste money blah blah.

full overhaul renovation is a personal luxury, not a necessity
taking loan just for reno is like taking loan just to buy the latest iphone
there's no shortcut for this, either live within your means or get a higher paying job

I am not saying I don't like to travel. I actually enjoy travelling. But to spend 25k for 10 days enjoyment vs spending 25k for part of your house that can last more than 10 years? I'd pick the later.
