dev discount 10%
bought price ~418k
loaned ~418k

searched mudah for same unit selling price @2020 ~410k (i saw this is the lowest price, but lower floor)

if sell now at 410k, maybe lost ~40k to 50k (estimated)

anyway just sharing for your knowledge only..this is to tell u property investment is not always rosy

the morale of the story is, loan as little as possible because the bulk of your installment is just enough to cover the interest

emm im not very good with accounting
in my view, now is -% hahah..only will be positive after my installment is way higher than the monthly interest
maybe in another 10 years?

ayam agree. by the time u settle the loan following schedule you end up pay double price for property

Mate , the prop price and the loan agreement is two different thing. One is offer by developer other is offer by bank. They have widely different agenda and profit structure.

If you think the loan agreement is too shit then why you ask for so much loan and have so bad credit? This nothing to do with the developer dy

But only bad thing is i always need to take grab 30 min to those far away place like subang and pj to find interesting women

Yes it is .. some you see even need to fully furnish also cant breakeven the mortgage value.. especially if the new condo suddenly built new to yours.

But why must buy new one ... just get subsale.. maybe can even get better discount.

So many years still remain stagnant.
I think I am facing similar issue as you do also. But you have rental income, so it's still okay, can consider rental income offsetting your interest paid.

Currently not rosy for short term. Yours is 400k property, quite a lot can afford it. Wait few years prices should slowly rebound back if location is good
