Last time I had similar situation.
I go see dev, he show me house at the very bad location, say to me all other house already sold out.
Few months later got few rumah with banner for sale.
After contact him he said yes, that rumah for sale other sold out.
Then i contact other agent, say why i not call him, he can recommend other lot much bigger and cheap.

They always try to clean the bad location first, and save the best lot for the last, can markup the price.
Ur story doesnt add up. U go see dev and they show u hse at bad location? There is no reason for developer to sell u bad location house. Usually the nicer location houses command a higher price.
How can a banner be put up on the house if u are buying from dev? Surely it will be under construction.
And why the fark would developer be getting agents to sell if it is a hot selling property?
If its easy to sell, they will sell it themselves and pay their own staff 0.5% comm instead of pay agency 3% comm
And if u are buying from developer, u cannot markup the price!! No such thing! U only can get max 90% of developer selling price. The only thing u can get back in cash is if there is rebates from developer.
