Hi Guys,

I am planning to buy an original developer unit which was completed 20+ years ago.

I am planning to extend and expand the current build up.

The current build up is around 1,500sqf. Planning to add 1000 sqf to it. Current build up size is 24ft x 32ft

1. Extension till the end for Kitchen and rooms above (26ft x 20ft) including concrete counter top but excluding kitchen cabinets
2. Add one room in ground floor.
3. extend the living 26ft x 8ft (base for master room above)
4. extend the dining area outwards (around 5ft to the side)
5. Extend master room plus one walk in wardrobe
6. RC Car porch (26ft x 12ft)
7. Side terrace 6ft x 30ft
8. Brick Fencing around the house (Corner unit)
9. I think the toilets need to move as it is currently sitting in the middle if i were to extend side and back. Relocating 2 toilets. (Probably will cost more here)
10. Plaster Ceiling, Painting, Wiring, Piping

This is a rough estimates that things i would do, wanted to know the cost before i commit on the purchase. Will 200k - 250k suffice?

Hi Bro,

I have not purchase the property yet. Just merely wanted to know my commitment if i were to do such extensive renovation.

Can't be purchasing the property then aiyak, no cash for reno. Wanted to have a gauge on things.

Ask a contractor to view the property together and have an estimation. That would be a better approach.

200-250k budget sounds doable...

but depending on the quality of the material that you plan to use...

Workable on paper but u need check local majlis requirement for off set from the boundary aka fences. Do not simply extend it.

There are many factors for price variation for the location, site conditions, management's rule etc. So dont be suprised the price may range higher than your budget.

We can help to estimate to the nearest possible figure if you have these information to provide.

Check done that are allowed fully extend till the back alley. Side still have another 25 ft, so ok. I'm in subang, under MPSJ. I did once with back extension and touch up of whole house with wiring and half plaster ceiling 10 years back around 80k. Given the inflation and this one needs major make over, im putting aside 300k just in case something, somewhere, somehow pops up.

Current build up is 1500sqf. As i have no clue on this, and i read around the other threads, im using RM 150 x 1,000sqf Estimated on the additional area. While RM 100 x 1,500sqf on existing as a gauge. Probably my estimation is very high level. Haha..

Hmm.. i would expect a "red" brick for those extended areas. Any other than that, i have no clue, in terms of the metal rods used. Would expect a solid based foundation though. Wouldnt want any issue arise later on.

nowadays I rarely see "red" brick for renovation works...

as for TS question..
around 250k range like that.. can hit 280k too..

For reno, owner have to specified what materials he wants so the contractor can quote. Otherwise, by default, the cheapest are used. Same with painting ... ICI, Nippon, etc prices differ.

nowadays everyone goes to the cheapest option..
No red bricks, the cement type used. Tiles use China low medium grade one.... Lighting also those china brands one..
list goes on...

gone the days we see expensive material used...
now all cheap cheap..

labours also.. gone the days all local chinese workers.. now boss @ owner only.. worker all bangla & indons...

I think including tiles another 30-40k, wiring another 20k

Probably need another 100k on top of the 350k to complete the whole thing.

Its 900k. Now i'm not sure if its worth to buy and invest.

If you are spending that amount of money, make sure is a good location, nice neighbourhood with gng in place plus ONLY north or south orientation and you side terrace garden facing east.

I feel you. My contractor just came back to me with quotation of RM50k++ just for simple moving in renovation like plaster ceiling, brick fencing, air conditioner piping, hot water piping & additional socket and light/fan wirings, excluding tiles, fixtures, fittings and air conditioner itself.

I only budgeted RM35k, need to downgrade so many things in my list to make up for the additional costs. Lucky for me most of the things in my list are "premium", so there is room for downgrades.

Location is mature as it is Subang. Downside is that it is not GnG. It is close to a hill and spotted a few monkeys before.

Oh house direction due to Fen Shui? It is facing South and side is facing East. It will be morning sun into the garden.

Yeah man!! Im off my budget by 150%... laugh.gif laugh.gif This are structural and cant downgrade. If not, later on, to add on would be a BIG problem... JUst thinking if its worth to renovate.

Am not a feng shui expert but a practical suggestion. If garden terrace facing west, the house is like oven in the evening. You wont enjoy going out to the garden.

Are you looking at Putra Heights Section 2 area ?

My take if I am you ....

Sec 2/5 .. no for me. Dont like the surau there plus land contour not flat. Neighbours house could be higher or lower.

Sec 2/4 ... avoid A and B rows.

Sec 2/3 ... except for the back rows facing lrt track, ...E, F, G & H

Sec 2/2 ... ok

Sec 2/1 ... ok

Which is yours ? Land size ?
