Hi guys,

Anyone here familiar with Gamuda Cove? The ori thread in Prop segment is too silent la.

Thinking of buying for own stay and get old. Township projection is quite wholistic with good connectivity as well.

Later on will have dedicated overhead pass to Cyberjaya and Putrajaya (without toll), too.

The overall distance is not that bad.

I currently live nearby with the border with N9, so this location is actually an improvement toward city center (more or less).

Its too new so you're not gonna get a lot of feed back.

Location wise, seems to be good if you have work or family in seremban, Nilai, bangi, sepang, Putrajaya, shah alam, subang, Putra heights

Not recommended for those traveling to kl for work.

A bit pricey for landed of that size somemore in this current economic...if buy for own stay..make sure other buyers buy for own stay not for investment.If unsold lot lagi susah.later a lot of empty house when u stay there not good also

Kan? Not sure the quality of those thing.

Later tram only works for 6 months also I dunno. Waterpark turn out to be as bad as Bangi Water Theme Park also headache.

MRT2??? at Cyberjaya? but this is quite far from cyberjaya, how can you claim got MRT2? There is another future east-west lrt line, may be this one.

It's just slightly cheaper than cyberjaya. But in cyber u get freehold , u get mature township, proximity to mega township puchong just across the road, fantastic accessibility through MEX and Elite and skve.
To me cyberjaya will be a better buy

That area nearby always got those plantation folks do illegal burning especially at night. i know coz i stay nearby. Can be unbearable like plastic burning smell, if you got kids becarefull some of my neighbours their kids got skin rashes

If you say you buy want to retire peacefully, then you're wrong. This place will be like Subang Jaya so still you can't retire in peace. To retire in Peace you need to buy prop outside KV i.e. at Genting, Seremban, Manjung (WCE Access).

But if you want to conside KV Area, you can go with Gamuda Cove but I highly suggest you go with Serenia by Sime Darby. I myself bought Gamuda Garden which compete with Elmina, all I see is that Elmina built quality and land space is way more better than Gamuda. But no doubt in terms of lanscaping and privacy Gamuda so far did a good job.

Also please consider that area is flood possible area? South KL always flood hence why I choose Gamuda Garden haha. A lot more factor you need to consider. Take your time to survey, don't follow your lust.

for me im okay to take trains, but problem is when the places i want to go isnt near any trains. i honestly can say i dont know the buses routes nor timing to guarantee on time trips too esp since it can be night things

Which mean you haven't seen SD projects. I know someone who has ALL their upstairs toilet leaked and ruined the whole plaster ceiling. And the house is only 5 year old.

Not to say Gamuda is perfect, but I've houses from Gamuda, Sunway, Tropicana and other smaller developers, Gamuda give me least issues.

for the price of 800k-1M+ u can get modern designed mini semi D + new atas gwailou kind of environment rather than same oldshit boring overpriced double storey terrace house & crowded environment in sglr kl.

but only suitable for t15 or above who doesnt need to drive all the way back to city daily to work

Ah I see, this is great new info though because I have 2 friend who bought Elmina and they gave me a good feedback with small defects. Not so sure in term of long term. Well I think I retract back my word on SD lol! Because leaking roof and pipes is not a small thing

As stated above, this is new info for me, hmm seem I didn't survey very well since I only refer to my friend tho who purchased Elmina. I retract my word back on SD lol! So far Gamuda I've seen in a group there's small small defect. Only 1-2 have major defect but I think unlucky i guess for the selected unit? If you say Gamuda give me least issues then I thank god for choosing Gamuda Gardens compared to Elmina. Almost book elmina last time haha.

It's extremely hard to find service apartment with good facilities and security, dah lah the price for KL/Selangor properties are not cheap.

Exactly. What I like Serasi Residences is because easy access to Seksyen 27 Shah Alam, ELITE (via Putra Heights & USJ Interchange), LDP & KESAS highways. It has LRT lines where you can access directly to UM, Bangsar, KL Sentral, KLCC, Wangsa Maju, Bukit Jalil and more.

Sloping uneven walls. Last time my previous place built ins the guys had to compensate for this

Pipes also another one. The ones from the water tank in the roof space they don't bother to anchor. So when I installed a pump the pressure when it kicks in slowly loosens the joints and causes leaking

Cracked skirting ada but I close one eye. Cheap parquet on the first floor didn't even survive the first owner I was told. By the time I want to move in already in pieces

it used to be a swamp area when ELITE was first introduced , hence the chances of getting flooded

you need ask those that used to supply Polyfoam to that area for the construction of the expressway to understand abt that area
