I almost bought an unit at GC but cancelled, so hereby these are my experiences of exploring GC;
Flooding issue;

I have surveyed the areas during high downpour (when klang flooded during nov 2022), they have 3 retention pond with 2 stages of volume before reaching house level. So, I have seen the water level goes up to the park walkway but that's fine, it has 3 meters more height to fill up with 20% more area. Hence, chances of flooding is quite low.

The connectivity to elite is good and the link to cyberjaya is approved and building in the meantime. Which means, resident who travel towards KL via MEX is good. However, for commuter like me who travels shah alam, klang and subang is a pain to jam daily on elite. From GC toll to just Saujana Putra itself is already 15km. Of course, GC is lesser pain to commute towards shah alam compared to seremban 2, serenia and nilai but bandar rimbayu is much more convenient with the given same land title and price.
I was hoping the inner road connectivity to rimbayu to be good, but the feedbacks from the sales person wasn't persuading me. Hence, I'd surveyed from rimbayu cross the bridge to kampung bukit cheeding towards GC. The kampung itself is belongs to orang asli, which means they're somehow protected from development. There is a huge road in GC heading towards the kampung which is completed with 2 lanes at each sides (I sneaked in to confirm the progress). However, the intersection at
Kg Cheeding seems to belongs to someone who own the plantation and it's not a tar road. I believe Gamuda has no plan to connect the road in this period.

Since GC is not directly connected to inner road towards rimbayu and banting. All necessities will relied on cyberjaya's in the meantime via elite. Followed by the direct cyberjaya link in 2~3 years time? and the internal marketplace in 4~5 years? Which means you're still relying on elite in the coming few years until you have your own groceries. Not to forget, you will face jam on elite on weekend as well, especially those long weekends.

The environment around GC is good, with the given
protected forest status on the north and protected paya indah wetland on the south. Hence, you're assured with no future development in your sight for at least 10 years time?
However, I would reserve some of my positive thoughts towards this township, as, Gamuda is attracting tourist from KLIA to the waterpark and the conveniency for people who passby GC for a cup of starbucks. I'm not sure if the residents are going to face bottleneck traffic from the visitors during the weekend.
That's all for me. Overall, GC is good but somehow it's not for me in the meantime.
