Removing a clogged discharged pipe at below unit is a messy, smelly and dirty job. Seldom do owners agreed and especially those who spend some money for a nice kitchen.

Cheap method b4 calling the expert ...

Checked for any cracked tiles and lossen cement joins.

For cracked tiles use Penten coating. Use a brush to to cover the crack.

For the lossen cement joins, remove and use silicon to fill the gap.

Waterproof coating are for fine cracks and not for joins.

Buy those multipurpose type will do. You can find those at any hardware shops. Buy those "clear' type.

Silicone is to reduce / prevent water from seeping into the house. Whether the crack appears or expand depends on what causes it ... if is foundation or ground movement, then it will reappear again.

2nd spot: water marks on plaster ceiling downstairs... leaking from bathroom upstairs. There are some pipes hidden in the plaster ceiling, unable to open up and see. So, not sure if it’s waterproofing issues or piping issues...

Should I engage plumber or waterproofing specialist? What are some solutions I can look into? Any advice would be appreciated... thank you very much in advance.

I have the similar problem ... the slab on the roof where the water reserved tank is located ... I construct roofing tiles to cover the open area and problem solved.

As for the leaking bathroom, cut the plaster ceiling where the leak is using a hacksaw blade to observe whether the leak is from the slab or waste discharge joints.

By default, your design and neighbour should be the same.

Is rainy season now and any leaking should appear... best to hire someone to check the entire house.

If you want a cheaper solution, you can diy with Penten. Firstly, clean the slab throughly with water and let it dry. Then use a roller brush to apply Penten with few layers and let if dry completely between each layer. The leak should stop. I diy for my car porch. It will last few years.

Otherwise, you engage an Indon guy. It will cost about RM500 inclusive of fixing back plaster ceiling.

There are crack signs on the slab and it appeared 'worn out'. Definite need to redo the waterproofing.

Water need time to travel through the fine crack hence it wont leak immediately.


When water is use to wash a bare cement wall, the waste water will appear whitish.

During raining those two materials will produce pistol shooting like sound. Worst is during heavy thunderstorm .... machine gun shooting sound.

During the day, the heat in the house is like inside a sauna room.

I think your problem is not only due to poor workmanship but the low gradient of the roof to prevent a quick flow of rain water.

Is it possible to take some photos of the complete roof and close shot (zoom)

From the photos, it looks ok except the cement to seal the gaps is not neat and smooth.

Sometime during heavy rain and strong wind, the tiles will lift slightly and rain water will seep in and flow through the truss to differentt locations. The leak at one place doesnt mean the leak is from that part of the roof tile.

I notice your unit is an endlot. Is the side of the tiles has any covering ? Rain water can also seap through the gaps.

Checking a bad leak is only good during heavy rain and I will tell the contractor the possible areas. So far everything is good.

What about your neighbour ?

Is there a gutter indicated red ? A blockage can cause overflow and water flowing inside.

I think it need quite a large volume of rainwater leak to create the ceiling condition and I suspect is the ovetflow gutter.

I suggest you engage an Indon guy to check on the gutter first. Ask him to take photos before and after.

Since the ceiling board need to be replaced, I suggest to remove it also. Is also easier to check for leaking when it rain.

Replacing the entire new roof tiles wont solve your problem.

Have you try asking the management for advise ? Ask them if they have the plans or drawings for the entire condo.

You can try to approach any Indon worker. He is more likely to do the job compare to locals. Try to approach the condo maintenance guys also. They will have contacts

From experienced, those locals prefer good money and easy work.
