2nd spot: water marks on plaster ceiling downstairs... leaking from bathroom upstairs. There are some pipes hidden in the plaster ceiling, unable to open up and see. So, not sure if it’s waterproofing issues or piping issues...

Should I engage plumber or waterproofing specialist? What are some solutions I can look into? Any advice would be appreciated... thank you very much in advance.

The fastest route is to remove the downlights and try to see if the water is coming from underneath a pipe.

If space is tight, use a mirror and flashlight to guide you.

(can buy one of those fibreoptic light scope from shoppe which can be connected to your phone)

If you see the watermark is above the slab where there is no water pipe then it is from the balcony.

What project is this may i ask?

I already did the epoxy flake coat in my bathroom. So seems that the leak is from internal and will need PU injection? How much will it normally cost?

The last time i checked it costs around rm80-rm150 per injection point.

I think epoxy product is overkill for your problem.
Just buy a can of acrylic or elastometric paint that can also act as crack filler and apply a few coats at the outside wall should be suffice.

Well of course you can try any product that you think will give you longer term solution.
we are also still learning and just suggesting some alternatives to think about.

Personally i have used these elastometric product on cracks and with 2 coats (applied criss cross on the cracks) + 2 coats of paint (my choice nippon weatherbond) can easily lasts 5-8 years unless the wall has other structural problems.

That one I apply to outdoor cracks only before painting.
indoor walls as no water factor if there is cracks can just use putty to fill and repaint.
