2nd spot: water marks on plaster ceiling downstairs... leaking from bathroom upstairs. There are some pipes hidden in the plaster ceiling, unable to open up and see. So, not sure if it’s waterproofing issues or piping issues...

Should I engage plumber or waterproofing specialist? What are some solutions I can look into? Any advice would be appreciated... thank you very much in advance.

For Plaster Ceiling, if you know where the pipes run, then it must be the pipe. Otherwise could be the cracked flooring of the bathroom. Just need to get pro to do this. If you just assume bathroom then need to redo flooring which is not cheap. If piping inside ceiling, redo ceiling probably cheaper since not removing whole ceiling

This kind of nut driver also can use. If cannot find square, the hex also can fit snugly if right size.

Got also. The Pye one is pink color if I remembered it right. It is liquid form and fill the crack before hardened but remain flexible like silicone, but in this case where to pour?

The contractor did not do good job. The water proofing substance is mixed with cement. Nowadays there are ready made mixture. I think the main problem with your is at the corner where the floor and bathroom wall met. Usually the contractor did not do water proofing on the wall side. It need water proffing like at least 6" from floor. Normally this is the place where leak took place.

I don't see how's that going to stop the leak. That is heat reduction and most likely to move the drench location to new spot. smile.gif
