Hello, if I have a 2.9m width living room and I want to install full width curtain, how long is the curtain need ya, assuming two pieces.
*
it's depend on the width of your window / sliding glass door vesus the wall, normally it should be 2 to 3 inches longer on each side than your glass doors minimum.

You definitely can go full width to fit the wall of 2.9m, it should be fine too.

Would like to know in the ID industry, does anyone providing only the consultation cost without the renovation package bundled?

I have asked a few ID out there, the quote is all inclusive of their renovation work etc, but what I have been looking is the ID that providing consultation on:
1. Theming
2. Light Fitting
3. Paint Color
4. Furniture /Decoration Color that fit the theme.

Does this kind of consultation service available out there?

since you plan to remain the developer kitchen cabinet untouched, there is not much can do to dramatically modified the kitchen layout to make fully use of it.

Here is some ideas I suggest for you. Can consider doing a open vertical shelving at the protruding piping service wall to make sure of the narrow space to put some food products or seasoning.

Then doing a simple box shelving for the portable oven like the diagram I did for you below:

hope this help!

Hi ehwee, thanks for your selflessly sharing here.

May I seek your view on the layout below?

1. I would like to do a bar island for kitchen, but doing a L shape I have no idea where my fridge to put.

If I do a double vertical shape is it too narrow for the walkway for main entrance and kitchen?

2. Any idea to utilise this area? Haha feng shui say cannot open door directly see balcony, anything I can do here?

3. The layout is a bit weird, there is no allowance to build in shoe rack at the entrance, if I put a shoe rack here will it seem weird?

after analysis about your concern on fungshui to block the direct view of balcun=ony from main entrance and also the space around the existing kitchen area, this is what I will suggest you to arrange the furniture.

I think you can consider merging the dining and kitchen area into one multi activities zone. Thus, you can have dining table next to a small island counter and then place all kitchen cabinet and full height cabinet for storage on the right wall.

With this space planning, you can ensure your home won't feel tight and also an uninterrupt walking flow around these areas.

Cheers!

Hi Ehwee,

Seek your professional advice for my new house's wet kitchen.

1. There are two pillars/beams in my wet kitchen. I made a complaint to the developer and they claimed that it is as per drawing. If that's the case then the architect is really failed. I've never seen such in a kitchen.
2. The width of kitchen top from the left pillar to window is deeper compare to the right side. Again, thanks to the architect.

Do you have any idea how to hide the beam? Especially the left side one. I don't know where to install my cooking hood and hob now.

Hi, it is really an unthoughtful design layout from the developer I will also said.

I will suggest you to remove the left portion of existing counter and redo a new L shape and full height cabinet to cater for more practical cooking area.

You will need to remove the existing window on the left and do a new window for sufficient natural light on the cooking area.

Hope this help!

Hi ehwee and guys,

Need some advise pertaining to what kind of light (downlight or spotlight) i should use for my bathroom. My bathroom is 6x10ft, and I plan to put the lights like below effect.

May I know how many pcs, the light position, what kind of light, and how many watt or lumen per pc? My initial plan is to put 2x 12W downlight, and 1x 10W spotlight for the toilet bowl area.

This is my bathroom.

And I hope i can make it as below.

this bathroom size is not big, so I would say your plan of having 2x 12W downlight, and 1x 10W spotlight for the toilet bowl area is sufficient.

if you have a concealed light behind the mirror cabinet will be even better!

Hi Ehwee & Guys,

I need some suggestion for the kitchen, dinning area and master bedroom orientation.

What will be the best orientation for the kitchen design as the area is quite small and yard is too small for stove allocation.

I'm also thinking to have either island or dinning table only or both. But I'm afraid it will be super tight if having both.

Besides that, any suggestion for master bedroom orientation as the air-con point provided above the wardrobe area as per floor plan rclxub.gif

*It is empty unit.
**All lighting and fan point is not planned yet. Those in picture are points provided by developer.

Hope this could help others as well.  biggrin.gif

Due the width of the kitchen and dining space, I will suggest you put the island ideas aside, as island needs more space for walkway and seating zone area it.

In order to maximize the storage units to solve the constraints on small kitchen areas, I suggest you can do a full height 450mm depth cabinet in front of bedroom 3 wall. You can do a concealed door into the bedroom 3 for better look if needed.

As for master bedroom, the aircon unit can be relocated to the bathroom wall, yet you will need to consult air con contractor to survey the existing ceiling structure to double check the relocating possibility.

Here is the layout I suggest for you, cheers!

I would like to have display/storage space at my living hall. This wall is about 12.5' wide, 15' tall. Tried to fit a cabinet there, but it seems rather odd cause it looks pretty "short" and incomplete compared to the wall.

15' cabinet is going to be rather costly and I need a tall ladder to get to the top  laugh.gif like harry potter library. Wanted the cabinet to be display/feature cabinet... also thinking if I should just partition all the way to the top.

Thank you very much in advance!

Interesting! If you wish to spend minimum cost and don't need much additional storage cabinets, this is one option I can suggest you.

Adding a 3 tiers design element from bottom to top as below:

- concealed light trough, help to light up further the area since the double ceiling height downlights might not enough the brighten up the area
- additional row of storaga or just black color gymsum board box up, to make the cabinet design look propotional and completed
- reflective color glass or mirror panellings, to create interesting "virtual space extension" to make the area appear wider and also help to reflect the lights into the area.

Hope this help!

hi ehwee, do u know below image roughly uses which color tone and wattage? I bought 1 10W spotlight and 1 12W downlight and it's quite dim.

i assume it's cool white 1x 7W spotlight and 1x 18W downlight?

No sure the reason you only got 1 10W spotlight and 1 12W downlight for the bathroom, just 2 lights will not enough to light up the bathroom.

your earlier intention to have 2x 12W downlight ( main light to light up the area), and 1x 10W spotlight ( light up wc area ) is more appropriate arrangement.

Cheers!

Hi. Would like to know regarding flooring as per photo. For this kind of floor, how to achieve the concrete look? Is it with polishing or epoxy?

This is either honed or natural finish.

honed finish is a smooth and matted finish look.

while natural finish is basically the natural stone look without any treatment.

You can also check with the stone supplier, as sometime, different supplier called them different name, hope this help!

Hi ehwee.

Need your second opinion and comment, currently just exploring options for the kitchen layout arrangement. Any feedback or suggestion to improve this?

Note;

There is a drop between dry and wet kitchen.
Not sure if the kitchen size permit for kitchen island.
End lot unit with 10ft land to the side.

The drawing I just re-draw from SPA documents, so the dimension might not be 100% accurate but should be good enough for now.

Current draft.

If you are not doing any extension, then you will need to get rig of 1 of the 2 wall cabinets in order to fit in a island there as you can see in this diagram.

Cheers! nod.gif

Hi bro, hopefully you can shine me some light on my current issue. The walkway from dry to wet kitchen is separated by swing door from the developer but somehow i feel swing door is not practical and dangerous for the people coming out from wet kitchen. I plan to replace it with a single piece sliding door and hack the wall on the left and right side of the existing swing door to maximize the 1.5m width. For the fix panel sliding door, i will use kitchen cabinet end panel as cover up...

Is this idea good enough? Or do you have a better idea? not planning to hack the bathroom and utility room... Appreciate your opinion... Thanks..
*
Hi sorry for late reply, I am busy completing my design drawings lately.

Yes for sure, you can demolish the existing wall and door that separate the kitchens and replacing it with new glass sliding door.

I suggest you can consider doing a full height storage cabinet right at the middle of the sliding door so you can close the sliding door tightly to keep out of cooking smoke from wet kitchen. This will looks nice and wider too while keep the sliding door opened to one side.

QUOTE(tpeisze @ Feb 23 2022, 02:51 PM)
Is it worth to leave a area beside the wet kitchen for the cloth drying purpose?

I have 20ftx10ft area to be extended at the back side.
Thinking of to extend it as wet kitchen (2/3) and cloth drying area (1/3).
Or better fully extend as wet kitchen?
*
yes why not, it depend on how is your back yard layout, window types, structural element positions of columns and beams and also the roof design ultimately.

can consider a Retractable Clothes hanger in the dry area if you plan to have cloth drying area next to wet kitchen. This way you can can the dry area at the same time as storage area or laundry area.

Hi thanks for the idea!! Do u mean when closing the sliding door, it will rest on the full height storage cabinet? Or it is it will slide in between two full height cabinet and end up resting on the wall?
*
since your kitchen entry opening is 900mm and the cabinet is 600mm depth, you need to have 2 nos of 450mm slidiing door then only can slide them in between and flash to the 2 full height cabinet.

I will said make the sliding door to slide and rest on the full height cabinet is a better choice, can ask contractor doing a 1 inch recessed vertical gap on the full height cabinet so the sliding door can closed gapless onto the cabinet.

looking at the plan you uploaded, the back yard only has around 10ft depth of land to the boundary line, are you sure you have 1500sqft land behind, can upload some site photos.
