This is what I suggest for you.

Try to zone out each main areas then paint one full stretch of selected wall with your favorite grey color will do the work.

Hi, I hope my question is allowed in this thread. I have trouble planning for my kitchen. Hope to get your advice and suggestion. In the layout below, my unit is a 732sq. The kitchen is very small and I think it is not very 'functional'. The wall between the kitchen and yard can be demolished, but hope to remain if possible as I do not wish to allocate part of my budget for demolishing work.  sad.gif

I'm a light cooker, not sure where can i put my refrigerator and dining table based on this layout. It is awkward to put a refrigerator next to the bathroom's entrance. What do you think?

Hi analysis your home layout, since the kitchen is considerably small, I will suggest you combine the kitchen and dining area into One.

Which means, instead of having separate dining table set, why not do a bar counter at the middle of front area near entrance. You can treat this bar counter as both kitchen counter and also dining table.

With this arrangement, the traffic flow around the areas will still quite smooth and unobstructed.

Also since you are light cooker, you might not need a large kitchen cabinet too. A small basin cabinet beside the fridge will be good enough for your family daily usage.

Hope this help. Cheers!

I wanted to have this fluted wall design for my TV feature wall. From your point of view, would there be any potential long term problems? Also, how would you go about with the wires if I were to mount the TV on the wall itself? I wanted to theme the condo scandinavian / muji sort of homey design. And what type of interior paint is recommended nowadays in terms of cleaning stains etc...

user posted image

Most of the fluted wall panel in the market are made with wpc, that is wood plastic composite. wpc is not a real wood, which means they are not so flexible in customization and modification once installed.

So I suggest you can do a removable timber panel as I did on the image below with the black timber panel. With this, you solve the issue on rewiring the tv an sound system in long term shall you need to in future.

Hope this help nod.gif

Hi ehwee,

I wonder if you can advise on lighting....for a apartment that uses open kitchen concept due to limitation of space, would it be advisable that both living room and kitchen to use same type of cool white downlight (4000k)? or i can separate it with living room using cool white light and kitchen using daylight type (5700k)?  Thank you very much
*
If your kitchen is open kitchen concept which mean the kitchen, dining and living are visually interconnected. So I will suggest try to use the same lighting with same color.

My personal preference will be using cool white lighting 4000k throughout these areas, yet you can still having one or two accent spot light or eyeball lights to light up certain corner or small area you need brighter lighting ambience like small reading corner or kitchen island or bar counter.

This arrangement will looks nice!

I will say since you need floor trap for washing machine water discharge purpose, it will be practical to place washing machine next to the kitchen basin.

Here is the layout I suggest for you.

ps. I found a plan on the net, seems like similar to yours i reckoned.

hi @ehwee
many thanks for your suggestion.. I was thinking the below idea will be more practical?

1. relocate the door to left side instead of right side
2. built a full L shape kitchen cabinet after relocation
3. then I can place my sink, hood hob, washing machine fridge etc all under one same L line

If I were to move my door from right to left, any approval required from local authority?
*
Sure you can do this also and Yes you will need to get authority approval for this.

Hi @ehwee,
I would like to seek your recommendation on the placement of washing machine, fridge, hob & hood, sink, fan and ceiling light.
What color temperature of light should i use for each area?
Do you have any advices on the Plan A layout?

PS: the "Other" area in Original layout is illegal extension by previous owner, hence i plan to demolish it as shown in Plan A
My living room ceiling kinda low, around 8.5 feet only, dry kitchen around 9 feet, wer kitchen around 8 feet.
There is beam at the wall between the dry and wet kitchen, if i demolish the wall, the max height is only 7 feet

Maybe you can consider shorten the existing toilet to make the rear kitchen area larger.

With this, you can put the washing machine and basin on the right hand wall, the cooker hob near the rear window and the refrigerator near the kitchen entry area.

As for light temperature, it is depend on your personal preference in fact. I will suggest either 6000k or 4500k, as 3000k will produce too warm and dark light ambience for a heavy cooking session in the kitchen which normally need a brighter lighting conditions.

Cheers!

Hi @ehwee. Would like to ask for your opinion on how would you add a kitchen island and a 6ft dining table on this floor plan?

Thanksss

I suggest you do a full height partition near master bedroom door then park the dining table there with wall bench.

This way you can have a nice kitchen layout with island and ensure smooth traffic flow around these areas.

Hope this help!

QUOTE(JasonTheGreat @ Apr 22 2021, 08:02 PM)
Hi Ehwee,
Hope you can advice me. I’m planning to extend my wet kitchen of 22x5ft. It already has 2 side wall of 4ft depth and back wall of 22ft width. The height is 5ft. If I were to do Concrete slab roof or tiles roof I will have to knock off the whole wall for 3 pillars.

So I am considering to do window casement of 22ft with raised side walls and glass skylight roof. Do I need permit? Can the current wall withstand the weight? How is the heat like with Low e-glass roof?

Thanks
*
I think since the back area only has 5ft width, if you go for glass roof, it will definitely quite hot under it.

May be can consider aluminum composite roof instead and also allow 12 ft length ( full 22 ft even better ) x 6ft height upper ventilation opening right under the roof ( with m/s grills ) for heat outflow and cool air inflow to keep the wet kitchen in acceptable temperature for cooking.

since you are touch the existing walls and doing new walls, you will need to get the authority approvals.

Hi Ehwee,

Good day, need to seek your help on the renovation cost/ design idea to extend the backyard of my new house into a wet kitchen ? Area is approx 5"X 20"

Thanks for your help.

user posted image

5'x 20' is considered a long and narrow area for wet kitchen, here is my suggestion for you as an ideas & direction you can explore and see if it fit your needs and budget.

By redo the back toilet, you can have a better layout for wet and dry kitchen, hope this help!

Hi,

I just wondering, i have budget of rm20k, usually what can i get with this budget? kitchen is a must,

800sqft,

user posted image

If base on the size of your kitchen, the kitchen cabinet will already take 11.5K to 14K from your budget, which mean you only left around 8K max of your 20K total budget to do the rest of works.

So may be I suggest you can consider IKEA kitchen cabinet and also getting ready made furniture for wardrobes and storage cabinets can be the options for you, cheers!

Hi ehwee, would like to seek your advice again. Can you please comment  on the lighting layout as per picture? My intention is to use tracklights at the living room, master bedroom and bedroom 3, but I'm not sure on the following:
1. How long is the track required?
2. Number of light points per track. For both living room and bedroom, is 3 lights/track sufficient? What should be the size and watt of the lightbulbs if ceiling height is around 12 - 13 ft?

user posted image
*
I would say 3 spot lights per track at master and 2 spot lights per track at bedroom 3 is good enough to light up the bed head areas, as you also have additional downlights in these bedrooms.

For Living room, you might consider a rectangular tracking with 8 spot lights as per attached diagram due to the 12.5 ft x 16ft living size, yet it all depend on how bright you prefer for the living room, if you ok with medium brightness for better tv watching ambience then ok to remain your planning on 3 spot lights per tracks.

Hello ehwee,

Would like to seek for your opinion, how I can make use of this awkward corner in the kitchen? This is pipping inside and not possible to drill.
The kitchen space is quite small and would like to know how I can utilize this corner, may be some rack for microwave (Use for height), or some L shape cabinet?

Many thanks for the advise..

Hello ehwee,

Just recently discovered your thread here. Very helpful! smile.gif

Here is the plan of an old inter terrace unit that I am currently looking at, (about 54 years), 1st floor is wooden floor and plywood wall.
How would you dress up this type of house plan? I am planning to go with white paint. And if you can see the living room area, its not too wide enough because there's the entrance door in the middle. Where should I put my TV console?

Thanks for your advise!

user posted image

I will suggest you reposition the entrance door to the right as diagram below so you will have a well defined living zone and better walking flow around the areas also.

Hope this help!

Hi ehwee, super helpful thread here.

I'm wondering how to implement a good kitchen with island layout with this image

user posted image

Also thinking if need to implement kitchen hood or not, is there hanging ceiling kitchen hood? since most of the kitchen hood need to put against wall.
*
I will suggest you do a new full height wall at the kitchen area. This will help to prevent you see the kitchen directly every time entering the house.

the new wall also help to provide you a better kitchen layout so you can place the cooker and hood behind the wall. As result, it will have better control on the cooking smoke issue.

Hope this help!
