I see, i aim for brighter night. Then meson will be a no go. Only if i want to watch tv or dining i wish the lighting would be relaxing-dimming. Then you, alocate yellow spot on my house map for yellow light spot. I think your idea is a really good spot to go.

Round Mirror will be nice and even nicer with back lighted Led strip light.

Yet if you prefer to have storage, then I will suggest go for top hang cabinet that c/w mirror front door. It will look better to have under cabinet lighting.

Can also do a timber laminated shelving under the vanity top for towel and toilet paper.

hello, can I ask, if I plan on hiring different contractors, in which sequence should i go? I know that electrical work (and plaster ceiling?) should go first, after that should I paint first or get carpentry done then only paint?

Attached is a screenshot of the recent quotation that was provided by an ID firm. Would really appreciate if you guys can let me know about the pricing. Is the price reasonable or overpriced? First time engaging an ID to renovate my condo unit. I am so lost i this renovation phase. Your help is much appreciated. Thank you if you have taken the time to review this quotation.

My advice is painting first, let carpentry works be the last one.

Hi pvd3wseng, I try not to make advises on quotation as mentioned on my first post on this thread.

generally the quotation you got looks ok, some items are bit up and some are bit low base on market cost. without knowing the design of the cabinet you eventually have it will be no way to give proper judgement if the cost is reasonable or not.

Question, will it be odd to have a kitchen island (bar height 106cm) that's higher than kitchen counter (92cm)? I've been browsing island pics but most ppl have it same height as their counter, making me reconsider . Second opinion most appreciated ~

Yet it's actually personal preference, round or square both ok, normally down light is 6 inch more important is the wattage of the lights having.

If want bright light ambience then can get 12w led downlight

The wall wash spot light can get 4 inch min 7w

The island height is not necessarily to be same high with kitchen counter.

You can adjust it base on your prefer height that is comfortable for you to work on it during cooking sessions.

Normally an island is 900mm high, If you do lot of baking then can do it 850mm height or even 800mm depend on your physical body height.

Bar table height can be in between 900 - 1200.

Let designer know your prefered height, they will find a design solution to make the island blend in to the overall kitchen design.

Different designer have different design fee ratio and it also depend on what extent of service and drawings you needed.

Hi, what do you think about minimalist design/ japandi for a rental unit in Heart of KL?

I like the feel of the white and wood but is it too little?

Do you know of any furniture shop that have these furniture?

Do determine your renovation budget and design theme you plan to have, preferable kitchen setup.

if you plan to do extension, do some searching about the local authority requirement, etc.

These will help you to communicate with your designer.
