Tiffani by I-ZEN|Mont Kiara, Worth to invest? Please share your ideas

What do you all think about the location and future prospect for Tiffani I-ZEN, Radiant type D, 815sq ft on Mont Kiara. Is it a property that worth for investment? Unit will be ready in late 2009. If I can get the unit at RM400k, which is way cheaper than currently offered price RM498k, the price increased earlier in 2007 from Rm450k. Do I have advantage for that? coz this is for investment purpose. I need to pay 10% down payment around 40k. Legal fees and interest during construction period borne by developer. If I sell the unit within the construction period or within 5 years, I need to pay 2% of total loan amount to the bank. I only start paying back the loan when the unit is done at the end of 2009. The assessment for rental is quite good for Mont Kiara but I forgot how much already, it is up to 2k to 3k if I am notmistaken. But I am still wondering who will rent.....
