 Tiffani by I-ZEN|Mont Kiara, Worth to invest? Please share your ideas

What do you all think about the location and future prospect for Tiffani I-ZEN, Radiant type D, 815sq ft on Mont Kiara.
Is it a property that worth for investment? Unit will be ready in late 2009.

If I can get the unit at RM400k, which is way cheaper than currently offered price RM498k, the price increased earlier in 2007 from Rm450k. Do I have advantage for that? coz this is for investment purpose.

I need to pay 10% down payment around 40k. Legal fees and interest during construction period borne by developer. If I sell the unit within the construction period or within 5 years, I need to pay 2% of total loan amount to the bank. I only start paying back the loan when the unit is done at the end of 2009. What do you think?

Did the sales agent tell you what's their assessment of the rental after completion?

The property prices around Kiara area is supported by expats. I-ZEN's price may not appreciate much in future (considering the size of the unit u're interested is only 815sqf). But u'll receive a decent return on rental collection.

What do you mean by 'expats'? The house area might not favour me but almost 90% of similiar units sold out already. What is your comment?

It is not I am interested in the smallest unit but I cannot afford the bigger one. The assessment for rental is quite good for Mont Kiara but I forgot how much already, it is up to 2k to 3k if I am notmistaken. But I am still wondering who will rent.....

most people who buy around Mont Kiara are investors & speculators, not many for own stay. Investors who dream of achieving high rental, beware. Because many more new units are propping up & this might reduce their chances of getting a tenant, unless he slashes his price. My friend's new unit in Mont Kiara was vacant for 1 year & he complained about the high maintaince fees, property tax, etc. About 5 years ago, Mont Kiara units were quickly snapped up for rental but not anymore.
If you can hold while it's vacant or intend to move in in future, then it is a good consideration.

who will rent....expats loo.
Expats are people from other countries, sent here by their companies most of the times, to work.
So rental all paid by their companies, and most of the times, they r not the ones paying the high rental, so basically can well afford to rent.

Hmm.....someone told me be4 that if our econ down, it will not affect the expats renting your places as they still need to work. Thing is...i was thinking, if econ down, wont companies start cutting cost and hiring cheaper staffs to do the work and send back the expats??

Well then housing is serving its purpose as a place to live. There’s so much supply that accomodation is freely available. Apart from a select few good investment grade places then everything else is landlord subsidising tenant. You need a jolt in the population to absorb all the stock both old and new. Truly a buyer/tenant market.
