Hi all, recently a pipe that is hidden behind one of my bathroom walls is leaking (can't figure out which one).

So, I engaged a plumber who came in and cut open the ceiling and placed 4 stop valves at each pipe (to find out which pipe is leaking).

In the end, it is found out that 3 pipes require replacing (2 cold water pipe, 1 hot water pipe).

The plumber quoted me the following sum for plumbing work. Is it excessive?

1) Cut open ceiling, inspection and installing 4 stop valves - RM1850

2) Hack open 2 walls, replace 2 water pipes (PPR) and 1 hot water pipe (Copper), hole patched up with cement (tiles not included) and patch up plaster ceiling - RM4750

In total, its around RM6600.

Is this too much?

If you Mont Kiara then cheap.

Why add stop valve? Most of the services got valve.
But why 3 pipe leak at once?
1st services already overprice.

KLCC area, but nevertheless I feel its really too excessive, just checking if other sifus here have experience on plumbing works pricing.

The stop valves are needed as there is some water leaking under the floor, and he's not sure which concealed pipe is leaking, so he have to install the stop valves, and test one by one.

Normally for the plumbing works mentioned above, how much is the average/reasonable price?

Something is not right here. All the pipe services come with stop valve. Your heater also got valve.
You want to check leak , pressurize the pipe.

Floor services - floor trap , sinki drain , & aircond drain.

Plumbing price vary. Each contractor come with their own cost.

There is no fix price for such job.

Best to have few quotes.

Otherwise ask the maintainance guy to help you. That is what I normally does.

I agree, when I asked him how much to cut the ceiling, he mentioned RM1200. After that the bill came up to RM1850, he said it was because there was some 'difficulty' cutting the ceiling.

Strange thing is, this plumber is recommended by my apartment's management office, and he has done many units in my condo. My guess is management probably gets a cut/commission from this plumber.

Recommended by management office, looks like it has nothing to do with price. Mostly maybe they used to get the jobs done, easy to communicate etc., obviously not recommended by the price.

i had similar issue before MCO,
1 pipe Elbow there burst only 4 tiles they hacked (because they need to find where it burst), the tiles are 2x1 ft. Total dmg 600,
Then hire another to replace tiles, RM 250.
So total RM 850.

Second time another room, similar but this time 2 tiles, RM 400.
Hire the tile guy again. same price RM 250.

I think your plumber cutthroat because he thinks you might not be able to find 1 during this MCO

If there is a place to report unscrupulous contractors, how nice it will be.
