I’m keen to buy a property in TOD property in cheras with a budget below 400k.
I have chosen emerald 9 & you city 3 in taman suntex .
I have chosen both project but I’m only looking for investment.
During my survey , you city 3 is 100m from MRT & emerald 9 is 400m from mrt .
I want to know your reviews
1, which one is better for investment
2, which mall or shops will do better you city 3 ( mall) & emerald 9 ( shops)
3, who are the shop tenants for the malls or shops

You cant fault the guy, sometimes people are typing too much nonsense in a thread, making a thread 40-50 pages long. In fact, only 20% of the comments are reference-worthy. Not many people has the time to scroll thru every pages of the thread for research, especially the You City thread, 212 pages, seriously?

Why not Metro Cheras?

U3 and E9 location has the upper hand in terms of location compared to Metro Cheras though

Some of my friends with units in youcity struggle with rental.

Pre covid they already suffering.

Once e9 phase 1 vp, not sure can compete or not.

Sold during peak, RM600 psf...

Yield now for FF less than 3.5%

Still better than fd
