Its is standard facilities, sizes for 800 is minimum which suitable for family started to stay max 2 children

It is in Shah Alam which kind far from KL(Work at KL or Klang Valley area)

If the leasehold starting price is RM300k is reasonable since the MCO the price of any properties gonna drop

unless it is Freehold easily RM430k for starting price

Not easy to sell but the price remains the same or more and marketable

Since people started to look at the more stable status of properties

This area is super jam, the congestion is like never-ending especially in the morning between 8-11am and 4-8pm unless someone can bare it

The main reason is the traffic lights and many access

If there is a football match then bare in mind you will cry to go out but the location is good tho

Overall the traffic in Shah Alam consider okay but that specific area which tends to be the focal point in Shah Alam aside from Seksyen 7

Did a quick check on iProperty, here are the rental around this area:

Emira Residence RM1800/month (2 bedroom, 883sf)
Metia Residence RM1450/month (2 bedroom, 809sf)
Menara U RM1600/month (2 bedroom, 622sf)
Menara U2 RM1200/month (2 bedroom, 450sf)
Arte Subang West RM2000/month (2 bedroom, 1042sf)

Conclusion: I think this is a no brainer la. I would rather buy than rent. Instalment is only RM1550 with 3 bedroom. Surrounding projects stated above with only 2 bedroom and rental is similar to the instalment amount. Why rent if we can buy?

I think this from CPI Land developer. The location is strategic but it is super jam during 7am-9am and 430pm till 8pm.

And it is easy to rent. I will visit the showroom sooner

I went there around 3pm, im very surprise how vibrant and lively is around that area considering IPTA/IPTS not yet opened.Its quite busy with students carrying out their assignment and professional have a litttle break there. Hopefully dian residence got the spillover too.

The previous project of CPI Land which is Avantas Condo the quality really impressive and I got 1 unit for Tuan Residency hoping the quality will be the same or better

I think CPI Land can be a big developer in the near future if they focus on quality + bargain price + location, this recipe seems to work well. CPI Land need to take extra focus on their staffs, hope when I visit the place they will sort it out well.

I might buy another unit for Dian project

Pray for the best, hope the price not dropping. Now buyers should look at high rise building than landed

Safety and flood are one of the key points to buy high rise building
