Same, my agent brought me to one of makeover guys property and it is just not my cup of tea...thought I was the weird one

I just engaged with this newly established firm a few months ago and I am quite happy with their work. It was recommended by my property agent and apparently this firm only do B2B work at the moment (I assume you need will need a referral). The main reason I decided to go for it is because mine was a rental prop and they told me while their concept is similar to makeover guys (makeover for rental prop), they focus on bringing in good quality furniture to transform the space instead of spending on wallpaper etc. I spent about 50k in total for my 2-bedroom condo (including kitchen work) and I am honestly quite impressed with the furniture I got in the end. For eg, they provided a rattan headboard which is super chic imo, and solid wood dining chairs which I also think are quite nice...Most importantly, the velvet sofa that they give, super comfortable!!!! almost don't feel like renting out anymore lol

I guess the only downside is that they only provide templates & moodboard instead of personalised 3d drawings but I personally don't mind since it's a rental property. Also I don't think they do wallpaper, but I am not a fan anyways so yea..Can pm me if anyone wants the contact but again I'm not sure if it's "referral only" kinda firm since they're quite a small team.

I’m so glad I found this thread because all the reviews on fb describe Makeover Guys like a saint.

I wasn’t happy in my experience with them. They are indeed very rigid with their designs, unnecessary with their deco, wallpapers and none of these help boost the rental rates. I spent 30k on the basis that they pitched I would get higher than market rental rates but I had to accept a tenant below market rate to cut my losses.

I engaged them in Sept 2021 where we were moving into Recovery Phase and that’s when they pitched to me about higher than market rental rates. Jan 2022 time to rent out they told me i cannot be too picky because “we’re still in covid”.

The only good point is that they handle everything for me end to end so I don’t need to supervise the works and moving in but I’m sure I can get the same services elsewhere.

For airbnb, you can consider. For own stay, forget it. For long-term rental, calculate properly when and how you can recoup. My advise is to still take your money elsewhere.

30k excluding appliances right?
The reno if for rental just go with basic fittings unless your place is targeting expats eg binjai on the park. Tenancy has a risk everything can be condemned.

Ah, thanks for sharing. Sorry to hear that it was rented for less sad.gif Looked like Neutral Muji theme. I have studied a lot of TMOG renovated units and yes, they are very much replicated from their “catalogs” but my brother vouched for their workmanship and experience. I did explore a couple of other offerings but ultimately I ended with them - main reason is the EPP option up to 24m with the some strong recommendation from people around me.

Just some sharing mine also studio like your size. I renovated my unit myself but I copy ideas from several design template from company like MOG and others in the market. Mostly I checked on their color matching skill then I do my own. I managed to reno and bought all stuff include appliances for 11k and I turn my unit into a smarthome using smart switching and google home Nest 2. Manage to rent it to a Japanese lady and paid me 2k rental in Dec 2021.

Btw smarthome only caused me less than 500. My tenant likes it because in Japan she had those robot switch so she found it comvenient. The reason I turned it into smarthome bcz I think no ID firm currently doing this for their package so I add this as a gimmick to attract tenant. Hahahaha

I did went to survey other ID firm available in southlink their package was lower compare MOG. But dint take that because I dont want all design same and has price war between tenant since Southlink has so many units.

Unfortunately in the end I decided not to proceed because of the limitations above – less customisation and lots of details are left to easyhome to choose for you, without much of your say. They call it a surprise element. But surprises can be good or bad so I decided against it in the end.
