Very trite comments. There are crap leaseholds and super premium free holds as well as vice versa. It depends on the profile of the location. If you’re the odd one out - leasehold in a sea of freehold then you will suffer in subsales or worse still if your property ever gets lelonged then you have a bigger liability following you.

If the entire area is leasehold like Tropicana then it’s fine and a given. At the end of the day, it’s not just you buying something for the sake of buying. Do look at the mentality and profile of your potential buyers. It matters more now when there’s so much choice and the only option for a seller is to sell or get lelonged cheaper.

If you’re talking about better cash flow from perceived higher rental then I put it to you is it sustainable? In the end, the building will deteriorate as you get passed over for prettier newer models. It’s human nature...
