Yes should have been more pointed to good buy. Its from a chinaman perspective. Desapark buy. Good to stay and good investment returns haha. I dont really think so. It will be seen as less premium than GG. And neighbouring are the old mahsing developments..houses rhat cost 400k and still is.

Illaria is much cheaper than the earlier phases. So prolly lower quality. I think astor would be similar to illaria hiven pricing is quite similar.

Landscaping.. thats what i like about gamuda... but apart from that they should really try harder on amenities. The petrol station is a realllly long wait.... . And lets see what Gardens square brings. Likely to be not great in the first few years. They just dont have enough high networth households to shop and dine at Gardens square. Thry need residents from emerald rawang, tamansari etc.....cant be just GG alone which comprises landed

Come on la, even the shoplot near the Scientex Kudang Jaya Sales Gallery has not developed.. Please avoid this area unless you willing to drive over 10KM just to refuel your car in Bandar Country Homes or Petronas/Petron at the highway

Buy new townships like that la. Look at elmina, it was about 15 years or more later only they started on commercial areas...

Gamuda gardens is only in its 7th yr. Commercial is constructed early this year. Just need some time for tenant to plan renovate and move in. Petrol station building as we speak.

Commercials need mass. Otherwise they die.
