What's the difference between green fields and green avenue ?

Which is better to buy ?

A friend of mine is staying there as well. Not a bad place. Quite well maintained even after a few yrs (forgot how many yrs dy).

I think about 4 year... i stayed there about 3 year plus...

Yea should, he was telling me he needs to change the curtains already.... 3 yrs same style. haha.

been to block A and block B, very hard to get appointment fixed.

am trying to 'know' this place more wrt leakage, maintenance etc before deciding.

Last auction transacted at 374k. I viewed a unit last 2 weeks ago asking 368k full furnish lock stock barrel. Crazy right auction unit is higher than owner asking price. I believe all units are 1080sf. Looked at the condition feel like the condo asking price is too high for me. Valuation was around 340-360k max according to my banker.

Reason didn't go through was there was some leakage, laircond piping bacust ran through the wall and covered by plastic casing (very ugly and need to hack wall to put it in and cover it back) and rental can't cover the installment. If it's for own stay price might appreciate further after completion of LRT.

Green Ave does has great condo facilities but i'm not too sure about the asking price though. my bank evaluated it @ RM 330K for a 1,080 sq.ft unit and most of the owners are asking for > RM 380K?

It should be 350k or above for a bare unit. Depends on which floor and the viex. My dua sens.

I would like to add in some more plus points for Green Avenue Condo - I had been living there for more than 3 years - just moved this month.. reason of moving - upgrading.

A very important plus point:-
- good management (at least they are implementing upgrades etc - the condo is now a 2 tier security condo, need tag to access the lobby lift)
- management does control the neighborhood too. Mostly the people staying are family. However, start from 2011, I start to see different type of people moving in. Some doesn't look too "family friendly" for example foreign worker working opposites green avenue.. But majority they are still family (up to 85% i can tell) (Foreign workers are still good neighbor right? so long they behave well. Oh ya, management do chase Black off from the condo.)

Down Point
- car park is a problem! if you don't get a car park from the unit itself, I dont think you will be lucky getting a rental car park there. the waiting list is LONG!
- security: there were break-ins (particularly start from last year June until May 2011) . I do suspect the managements covering the cases up. Not to say covering up but not informing all the community. They are mostly done by insider. Hopefully with the newly implemented tag-access system the problem will be solved.

My so-called experience lar.
