An apartment would be pretty run down 15-20 years in time, not to mention it was the owner who bear maintenance and repair cost.
Even you renovate it the outside appearance and facility will deteriorate.

If apartment rent better since there are always new and better project development.

So better buy land, only land appreciates, house just build as cheap as possible since renovation cost almost as much as rebuilding.
In Japan, house average lifespan is less than 25 years, after that demolish and rebuild, directly save renovation cost and get a new, more modern house.

Agreed, when now our river sand had been sold to Singapore and China, cannot make good concrete already.
Even new house crack everywhere.

In Japan, they would just buy land or demolish the old house (which is easy given their method of construction) and build new steel frame house.
You see Japanese drama companies like Sekisui and Daiwa house sponsor, easier to arrange for insurance policy and finances.

Usually Japanese just rent at danchi type of apartment or mansion type of apartment depending on their income, once have money or wanted to form family only buy landed house.
Apartments are bought for rent collection after a while they are demolished and make way for new development ie like Marunouchi now.
Apartment or house in rural place or further from station where nobody wants just left there to rot.

Commercial title don't compare to those studio build for rental type lah.
Now rental also quite cheap, I rent One residensi just up on Jalan Alor rent only 2k I paid upfront, furnished even.
I can even rent out parking since I am not living there.
For the asking price of ther market minus maintenance, I don't know how to owner can recover cost.
