Oh no actually I was comparing the two asset classes per se, without taking into accounts the risks of mortgages. But you are right, in the sense where most people cannot purchase properties without taking up a loan, and there are arguments that it may still be better to take up loans if you are buying properties even if you do have the cash in hand. We can go all night about this, but some of the considerations would be:

a. opportunity costs - even if you are getting less than your mortgage rates if you deposit your funds in FD, liquidity is a good thing. If great investment opportunities arise, you can take action without having most of your assets in low liquidity assets like properties

b. leveraging - it is possible to leverage your high cash amount as a "High Networth Individual" to get credit without having to show any documents. All you have to do is show and sometimes lock your deposit in those banks' funds for a few years

Now some issues that I have with buying properties with a mortgage:

a. Variable interest risks - which can be mitigated by taking up the fixed-rate mortgage - albeit at much higher rates

b. Foreclosure risk - non payments can happen even if there are insurances

c. upfront costs that you have covered earlier

god thats conplicated . much to consider.

i do have 1 question. lets assume i already fully own a property under my name. some time in the future, i need to obtain a large sum of cash urgently . is it possible to mortgage or finance my property to the bank ? in order to unlock the cash value.

Yeah, that is called refinancing/remortgaging it. Basically you are giving the power of attorney on the property to the bank as a collateral; in return you get to sign a mortgage that will give you up to 90% of the house value. This loan would have to be repaid, usually at a fixed term. But you can use this low-interest financing to, among other things, consolidate all your high-interests and short tenure loans into a single mortgage account, open a new business, etc.

This is a common thing to do as an access to cheap credit. Refinancing is also something that I specialize in:
