If TRX residence (banned Airbnb) and CORE residence (allows Airbnb) are both priced at 1800-2200.
Which one is better?

Residence capex is higher than equivalent hotel room but average room rate and occupancy rate of Airbnb is lower than hotel.

Believe both will struggle in the subsale and rental market at this price point. Better catch velo 2. Believe supply of residences here will far outweigh the amount of high paying expats.

Only hope is A**enture expats.

How many units total in TRX resi? Core has 700. Wct to build n many more.

Is TRX residence better in location and luxury level?
I’m keen on Airbnb which probably has way higher rental yield, but what about the property appreciation value? How do they compare?

There’s around 2400 units in total at TRX residence

I think impossible to survive if can’t operate as homestay or airbnb, unless most owners with strong holding power. many new high end resi allowed to do airbnb like Eco City Vogue very near to midvalley. Such resi development usually under service apartment category.

Dun get it.. if you can afford to buy RM1800-2000psf product, why even bother to rent out for airbnb? Go google airbnb and its impact on your property....

just that I am afraid not allowing airbnb will be a disadvantage when I resale it in second hand market

Just that my agent was threatening me that not allowing airbnb is giving up the dominant market right now in KL.
He said it will end up like Tropicana the residence and Banyan Tree Residence, which has low occupancy rate.
