As per title, we are considering rebuilding an old bungalow to a pair of semi-ds.

Can it be done?
What is the minimum land size required? Current land is approximately 6000+ sqft
What are the minimum setbacks required?

Possibly looking to sell or rent out one of the semi-ds after rebuilding, and stay in the other one.

Not possible to sell if you do not convert into 2 title. Also you will not get separate utilities meter if you stick with one title. No minimum size required, 3m set back all round if I remember correctly. Best to engage an architect and engineer as they will be best to advise you on your plan.

Saying you have 6k+ land is too brief.

What is the shape of your land now? Potrait or Landscape? L x B ?

If is potrait in shape, then is difficult to partition the land to half.

Some land are odd shape making it impossible to partition.

So before you proceed to do anything, you have to know your land.

The land usually already designated what type of house it suppose to build with. It is view illegal by most majlis perbandaran.

You can only have 1 address for the land.

You need get approval from perjabat tanah and majlis perbandaran/daerah to change the title and type of house to build.
