New props - Free SPA or not?

So far from what i come across, usually the developer will do the SPA for free and some even give free Loan Agreement (for new properties).
But yesterday I heard my friend bought one condo and they have to pay for SPA. How common is this?

Nothing is free even though the developers say is free spa, mot, full furnish, car park, maintainance and what so ever. How ironic. Developers has changed the game completely.. 5 years ago, nobody expects developer to bare lawyer fee, mot, spa, etc..
Nowadays, people think that this is a MUST . Developer who doesn't include them are "uncommon"..
Subsale will continue to suffer in the property market until bank negara comes and stop all these "gimmick" nonsense.
1) 0 Money down 2) Cash back 3) GRR 4) Free MOT, Free spa, Free stamping etc..
These "package" are causing the housing market price high and continue letting people Speculate.

Buy sub sale as it reflect the market value at the point of purchase.
Buying inflated price ... the domino effect can kill.
